IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a new-build project, Addiscombe Oaks in South London, helping to safeguard the development from fire and future building regulation changes.OverviewAddiscombe Oaks is a residential housing development designed by Gardner Stewart Architects (GSA) and developed by L&Q. This new-build development offers a selection of contemporary studio, one, two and three bedroom apartments. Conveniently located in East Croydon, residents of Addiscombe Oaks will benefit from quick transport links into London Bridge, Brighton and Gatwick airport, in addition to nearby shopping centres and parks.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 2,200 metres of its Non-Combustible Cavity Tray (NCCT), 434 preformed Corner Units, 1,362 preformed Reveal Returns, 8,700 weep vents, as well as Non-combustible Cavity Tray Lintels (NCCTL) over 264 openings.The primary objective for the client was to ensure that the building was constructed in line with updated building regulations, and to ensure that the building would be future-proofed against potential regulation changes. Keyfix was able to meet this objective, as its NCCT is designed to last for the life of the building. The Keyfix NCCT is a fully compliant, A1 fire-rated system, manufactured using Class A1 Non-combustible Grade 304 austenitic stainless steel, resulting in a lifespan of 125+ years for the entire system. Therefore, its use ensures that the building is protected, should building regulations become stricter in the future.ChallengeFurthermore, the main challenge the client faced on the project was keeping to the tight project timeframes. The project ran from October 2021 to August 2022, and the main contractor required an accredited solution which could be delivered in line with the tight-build programme. Keyfix resolved this challenge by supplying products which improved buildability. In particular, the provision of preformed corner units helped to significantly save time on installation.SolutionThe Keyfix NCCT was specified due to its ‘self-supporting one-piece system’ which allows for an easy and efficient installation. The NCCT’s unique design incorporates a stainless steel tray to provide rigid self-support across the clear cavity and requires no reinforcement from the internal structure using mastics or tapes. This design saves precious time for the bricklayer and eliminates clashes with other components.Likewise, the Keyfix Non-Combustible Cavity Tray Lintel was specified due to its A1 Fire Rating, high performance stainless steel, and ease of installation. As the NCCTL requires no tape or mastics, it is a system that allows the contractor to ‘fix and forget’. The design of the NCCTL also incorporates mechanically fixed Stop Ends to capture and channel water outwards via the Keyfix NCW (Non-combustible Weep). The NCCTL is the maintenance-free solution that can accommodate openings up to 2822.5mm, with lintel lengths based on brickwork opening sizes with the range based on 215mm stretcher bond as standard.Moreover, Keyfix supports its clients with the provision of a technical review of architects drawings and a comprehensive schedule and location layout plan on every project. On Addiscombe Oaks, Keyfix engaged with L&Q and Lee Marley Brickwork early on so that any challenges could be resolved before construction took place, ensuring that the project ran smoothly. Keyfix’s team attended design meetings, followed up with calls to site, and provided a Tool Box Talk and CPD webinar presentations to provide technical support and educational resources alongside its products.Martyna Kielbasa, Senior Design and Technical Manager at L&Q commented: “The non-combustible cavity tray was specified as it aligned with the non-combustible scheme throughout the whole development. Built from traditional stone and slate, Preston Springs, a four bed home in Leyburn, North Yorkshire, may look like a typical new-build property, but it is far from it. Designed by architects LEAP, Preston Springs is a Passivhaus, meaning it is ahead of its time in terms of air quality, comfort and reduced energy use. It is one of the only properties of its type in the local area, with just over 1,000 Passivhaus properties in the whole of the UK. Passivhaus is a voluntary standard for designing and building very low energy properties that offer high levels of comfort for their occupants. To achieve this, the levels of air tightness and thermal performance far exceed those mandated by building regulations. To meet planning constraints, Preston Springs has been built using a conventional cavity wall construction. The 300mm cavity was fully-filled using two layers of 150mm Knauf Insulation DriTherm® Cavity Slab 34. Manufactured from Glass Mineral Wool, Knauf Insulation DriTherm® Cavity Slab is specifically designed for cavities and uses a water repellent additive to prevent water ingress, making it ideal for its exposed location close to the Yorkshire Dales.Knauf Insulation DriTherm® Cavity Slab 34 was chosen over rigid board insulation. Its structure meant the stone masons could cut and fit the insulation easily on site to ensure it fully-fills the cavity, touching both leaves continuously. This prevents undesirable air gaps that reduce thermal performance. It is worth noting that masonry construction with partially-filled cavities are particularly prone to air gaps between insulation boards or breaks in contact between the insulation and the wall surface.Secondly, because detailing at junctions between the building elements and the openings meant thermal bridging was virtually eliminated, a more cost effective insulation specification could be chosen. Principal architect Mark Siddall was confident that Knauf Insulation DriTherm® Cavity Slab 34 would deliver the 0.1 W/m2K U-Value required to help the project achieve Passivhaus certification. For the loft, Supafil® Loft Blowing Wool was specified after extensive consultation with Knauf Insulation’s Technical Support Team. While Supafil® Loft is very popular in Scandinavian countries, it is not widely used in the UK. However, Siddall believes that blown insulation has a distinct advantage over other insulation types when working towards very high levels of thermal performance. He said: “The advantage of Supafil® Loft insulation is that it can get it into all the nooks and crannies very quickly and easily. This makes it a low-cost solution as far as labour is concerned because installers don’t have to cut and scribe around individual trusses at 400 and 600mm centres – something that would take a huge amount of time. By avoiding these air gaps, the roof can be expected to deliver the thermal performance that was specified.”It was not just the use of Supafil® Loft that was unusual on the Preston Springs project, but its depth; 700mm of Supafil® Loft was installed, delivering a U-value of 0.06, which Siddall believes makes it one of the most highly-insulated lofts in the UK.Siddall explains that to achieve Passivhaus standard, installation is hugely important. He said: “The only way to close performance gaps is through high quality workmanship. I have used the same construction team on several projects. I ensured that the installer had received the necessary training on how to install the Supafil® Loft insulation correctly, so I had the quality assurance that it would perform as specified in practice.”Steve Wise, Programme and Product Development Manager at Knauf Insulation added: “It is always exciting to work on projects that feature products not commonly used in the UK or in applications that differ from the norm, such as the 700mm Supafil® Loft at Preston Springs.“Passivhaus projects allow us as manufacturers to explore what is possible. Preston Springs demonstrates how environmentally-focused design, high performance products and high quality installation can deliver and meet even the strictest thermal standards in a real-world environment.”Typically, Passivhaus properties achieve a 75% reduction in space heating requirements, compared to a standard UK new build. While monitoring is ongoing, anecdotal evidence from the owners show that Preston Springs is performing as designed, maintaining a temperate climate throughout the year. During ‘The Beast from the East’ the internal temperature was a reported 19°C without heating, while the external temperature plummeted to -6°C. Furthermore, the owners report they are delighted with the low energy bills thanks to the very high thermal performance of the insulation combined with the heat recovery system.

IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a major housing project , Park East in South East London, helping to improve efficiency onsite, and to exceed building regulations.OverviewPark East is a £95 million development in Erith, designed by ECD Architects and developed by Wates Group. The project comprises 320 new homes, of which 20% are for private sale, 24% for Shared Ownership, and 56% for rent in order to accommodate a mixed tenure community. The modern, stylish homes are in close proximity to the local amenities and parks, with excellent transport links to London.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 3,772m of its Non-Combustible Cavity Tray (NCCT), 3,528 units of corners, and 20,774 units of its Non-combustible Weep Vents to this project. Keyfix’s sister company Keystone Lintels supplied 890m of its Non-Combustible Cavity Tray Lintel, which was powder coated as per the client’s request.Challenge The main challenge faced on this project was the brevity of the programme, which ran from November 2020 to November 2021. As the project was time sensitive, the main contractor required an accredited solution which could be supplied in line with the tight-build programme. Keyfix’s NCCT presented the ideal solution to this challenge.SolutionKeyfix was able to meet the client’s objectives by providing products in accordance with their tight-build programme. To ensure the maximum efficiency of installation, Keyfix designed various types of bespoke units including preformed corners and pier units to assist Lee Marley brickwork in keeping to its the fast-paced build programme. Due to the scale of the project, the products were prefabricated, allowing the brickwork to be conducted swiftly. Despite the bespoke nature of the products, the first delivery was made just two months after the initial enquiry in September.Duncan Marley, Contracts Director at Lee Marley Brickwork commented: “On the Park East development we required various bespoke products and Keyfix were able to provide a quick turnaround on those. The Keyfix NCCT also helped us to save time significantly because the system is so quick to install. Keyfix also provided us with a scheduled breakdown of components which was a great help.”The Keyfix NCCT was specified due to its ‘one-piece system’ which allows for a very simple and efficient installation. The system is self-supporting as it doesn’t require fixing back to the internal frame, therefore saving valuable time. Additionally, the adjustability of the perp joint allows for the cavity trays to be shunted to match the brick coursing on site, ensuring consistency in the brickwork formation.The NCCT was also chosen due to its A1 fire rating. It is made from non-combustible Grade 304 stainless steel which will never contribute to fire loading in the building. This fully compliant system ensures that the Park East buildings will be future-proofed against the implementation of tighter regulations.The non-combustible nature of the product makes it an effective solution to provide DPC protection over lintels, masonry supports, soffit systems and other elements in the cavity such as fire barriers. Additionally, the fact that the Keyfix NCCT does not rely on tape or mastics to form its watertight joints negates the prevalent cause of product failure and creates a more robust system altogether.In addition to providing NCCTs, Keyfix identified where it could offer technical support, and provided a full technical review of architects drawings, a comprehensive mark-up, and a scheduled breakdown of component location. The team also attended design meetings to ensure that the products were being used correctly, as well as hosting a Tool Box Talk prior to the first install to ensure the system was installed properly.Commenting on the NCCT, Kieran Coyle of Keyfix stated, “The Keyfix Non-Combustible Cavity Tray is an A1 fire rated system, ensuring our customers peace of mind as their buildings are future-proofed and safeguarded against fire, as well as our on-site benefits.”The Keyfix Non-Combustible Cavity Tray has played an important part in the creation of a safe new-build development for future tenants to enjoy.

Creating a Passivhaus home Balancing sustainability and style, Sort Trae is the culmination of a retired architect’s vision for a home and creative space that blends into a South Yorkshire hillside. HEM Architects helped the client to bring this dream to life, using Knauf Insulation’s glass mineral wool insulation to achieve the incredibly high Passivhaus standards for energy efficiency. Low carbon and high comfort The client envisioned a sustainable build using Passivhaus, a voluntary standard for designing and building properties with very low energy consumption, that offer high levels of comfort for their occupants. To achieve this, the levels of air tightness and thermal performance far exceed those mandated by building regulations. FrameTherm® Slab 32 was friction-fitted within the 140mm thick timber frame walls on the first floor, while DriTherm® Cavity Slab 32 was used to fill the stone-clad masonry cavity walls on the ground floor.  “We try to specify fully filled masonry cavity walls where possible, sometimes up to 200mm wide, to maximise the use of mineral wool insulation. It pays dividends for the client”, explained Liam Seaman, Architectural Technologist for HEM Architects. Thermal performance is critical to the Passivhaus approach. The FrameTherm® Slab 32 provided a calculated U-value of 0.137 W/m2K in combination with the black timber frame wall and cladding. For the masonry cavity wall on the ground floor, a fractionally higher U-value of 0.138 W/m2K was achieved using thermally broken wall ties and DriTherm® Cavity Slab 32. This has contributed to Sort Trae’s exceptional thermal efficiency. Because glass mineral wool is flexible and fibrous, slabs knit together and adapt to minor imperfections in the substrate. This tight fit contributed to an overall air change of 0.54 ach (air change per hour), comfortably below the Passivhaus standard of 0.6 ach, meaning the property is air-tight while still providing good ventilation. Sustainable practices Liam explained his reasons for choosing Knauf Insulation, “The alternative products are often oil-based and the application of these is outweighed by the environmental impact of their production and lifecycle.” Both FrameTherm® Slab 32 and DriTherm® Cavity Slab 32 are manufactured with ECOSE® Technology, Knauf Insulation’s unique bio-based binder that contains no added formaldehyde or phenol. The binder is made from natural raw materials that are rapidly renewable and is 70% less energy-intensive to manufacture than traditional binders. Knauf Insulation’s glass mineral wool insulation contains up to 80% recycled content, mostly glass bottles and jars. It is also compressed so more product can fit per pack or pallet, and less packaging is used. This means there’s more product per truck, resulting in fewer vehicles on the road, and less packaging per m2 of insulation. Achieving the Passivhaus standard In collaboration with HEM Architects and other suppliers, the client has created a stunning home and an inspiring set-up for her loom-weaving workshop. “It is general practice for us to specify Knauf Insulation as standard because we find the product information available to be really clear and useful”, Liam added. Knauf Insulation’s practical, detailed product information made it HEM Architects’ first choice to achieve the Passivhaus standard for thermal performance.

After working with our products and our Cypriot distribution partner DPS for a number of years, facade contractors Glassline specified a combination of open state Siderise cavity barriers and cassette inserts. The RV vertical and RH horizontal cavity barriers are designed to allow the facade system to maintain airflow and drain away any moisture within its construction but, in the event of a fire, rapidly close the ventilation gap to create an effective hot smoke and fire seal. Both products achieve Class A1 to EN 13501-1 and provide 120 minutes fire integrity. The barriers are complemented with the use of OSCI Cassette Inserts which are Class A2 rated. All these products have undergone rigorous third party testing to ensure dependable performance. These include single product tests and testing as part of a large-scale system, such as BS 8414 (1&2) and NFPA 285, demonstrating their performance within a complex, high-rise cladding system such as that used on the ONE Tower. For more detail about the standards the products meet, please visit the individual technical data pages. In addition to providing straightforward passive fire protection, the stonewall lamella core of the RVG vertical cavity barriers allows them to accommodate the natural movement associated with rainscreen facades. This is especially important on this exposed seafront project. It is also for this reason that the cavity barrier brackets were specified in robust galvanised steel, protecting them from corrosion caused by the sea air.InstallationAll Siderise products are designed to be easily installed— a key benefit on this large-scale project, enabling it to be finished to a high standard without compromising the project timeline. The RV vertical barriers and then the RH horizontal barriers were cut to the correct size and installed by Glassline using Siderise galvanised steel brackets and foil tape. Where the two products met, they were simply tightly abutted, and the joints sealed with foil tape to ensure continuity of intumescence and therefore fire protection. The OSCI cassette inserts were then fitted as part of the cladding system, installed directly behind the cassette panels and in parallel and centrally aligned to the RVG and RH cavity barriers. This helped to simplify detailing and ensure the ventilation gap met the project requirements. Technical support and site services were provided by our partner DPS throughout the design and installation process, in-keeping with the Siderise ethos of standing by the side of our customers to deliver optimum results.Final CommentsCreated in collaboration with a number of renowned international and local firms and suppliers, ONE Limassol Tower not only stands as a symbol of the city’s exciting future, but also of what can be achieved when diverse skills, expertise and vision are brought together. The £6.5m scheme, which stands alongside the famous Grand Union Canal, comprises 29 one-and-two bedroom flats within four blocks. The buildings’ design was inspired by the surrounding wharf architecture present in a nearby listed cottage, papermill and Apsley Lock.Being delivered by main contractor Jarvis Contracting, working with architects RG+P, key to the programme’s success was achieving an energy-efficient building fabric. BackgroundBelfast City Council designed Walkways Community Centre with the local community in mind, providing them with places to both work and play. In this £1.37m project, the original portable modular building was demolished and replaced with a new 575 square metre build. The two storeys include a creche and soft play area, a 250sqm sports hall and a series of multipurpose rooms for meetings and courses aimed at the local people. Main contractor, McKelvey Construction led the project and worked alongside Michael Whitley Architects to design and deliver the most appropriate solution for Belfast City Council and the local community. K Systems provided on-site technical support and installation guidance throughout the build which resulted in delivery of a modern, aesthetically pleasing facility that achieved the target U-value of 0.18W/m ² K. Our ServiceHaving originally specified rainscreen cladding, K Systems technical team worked with the architect to design a bespoke engineered system with the drained cavity to suit the metsec frame. Regular site visits from our team ensured support was available throughout the build. The Centre is located on a busy street with limited surrounding space, so we had to manage a very congested, condensed site with deliveries planned and arranged by appointment only. We worked closely with McKelvey Construction to manage such challenges and ensure that local access for residents was uninterrupted, as well as ensuring the overall safety of the site area. From design advice through to installation, we offered a partnership approach which ensured a smooth installation process with minimal disruption, and the delivery of a fantastic community centre for the local area to enjoy. Technical Project Details Originally rainscreen cladding was specified for the Walkways project. However during the construction process, due to spiralling material costs and budget restraints, this was deemed too expensive so alternative solutions had to be sourced. It was decided an external insulation system would be used and a ventilated cavity system was required, as this provides a secondary defence in commercial buildings like Walkways. The K Systems Exicco E drained cavity façade system was specified as it ticked all the boxes. Exicco provides excellent protection and can offer an excellent fire rating of up to A2-s1,d0, providing high levels of fire resistance and non-combustibility. The drained cavity behind the insulation in the Exicco system will ensure that any interstitial moisture will escape without detriment to the performance of the system. As EWI was not originally specified for the project, no metsec frame had been designed. This is a crucial element for the Exicco system, which meant a bespoke metsec frame had to be designed specifically to suit our system. The Exicco E system for Walkways used Expanded Polystyrene (EPS) insulation boards that were mechanically fixed and attached to 12mm BBA Approved sheathing boards to create a 25mm drained cavity. EPS boards are extremely light-weight and the system offers a great fire rating of B-s1,d0. It is a high performing, economical system that generates high levels of thermal performance and ensured the target U-value of 0.18W/m ² K. was achieved. For the finish, Silkolitt+ silicone renders ensured a clean, crisp contemporary finish that offers protection to the exterior of the community centre. The flexibility of this finish provides resistance against cracking and increases the durability, ensuring a long-lasting finish for Walkways.

A good example of the before and after effects of laying a sedum roof garden and accompanying deck and paved area onto a small domestic roof terrace. All these products are designed to sit on top of the waterproof membrane (in this case single ply) there was no issue of damage to the roof. The support pads lifted the decking off the roof, eliminating the risk of the timber piercing the membrane, and drainage was maintained through the roof surface since the green roof system has a cavity beneath its own reservoir and drainage layer to allow water run-off.

Eurowall®+, Recticel’s innovative full-fill cavity wall PIR board, has been chosen for a new affordable housing development. With its advanced tongue and groove joint, it helped to achieve the project’s desired U-value whilst ensuring a ‘built as designed’ envelope.In total, 2000m2 of Eurowall®+ board was installed as part of a £3.3m new-build project in Bedmond Road, Abbots Langley – a large, picturesque village in Hertfordshire. On completion, the 17-home development on behalf of housing association, Thrive Homes, will introduce ‘good quality’ properties to the area. In order that the buildings achieved the regulatory U-value, the insulation needed to ensure a high-quality build whilst being simple to install. Eurowall®+ met both requirements comfortably.  Jarvis Contracting, in conjunction with architects, Avebury, was selected to deliver the scheme. It included the installation of 90mm-thick Eurowall®+ insulation, which earns its billing as Recitcel’s ‘flagship’ product due to its innovative composition and exceptional thermal performance. The boards have a tongue and groove joint on all four edges to ensure they lock tightly together. This inventive format helps to eliminate moisture ingress and possible heat loss through poor joints, whilst offering bricklayers a faster way to build. Once fitted together the boards created a thermally tight envelope, ensuring the fabric-first approach resulted in warm, efficient homes for the Bedmond Road project.  Eurowall®+ can achieve a 0.18 U-value with a 90mm-thick panel in a 100mm cavity. To reach the same thermal performance with mineral wool, for example, the project would require a much thicker insulation. Therefore, Eurowall®+ helps reduce a building’s footprint; a crucial characteristic where plot size is limited.  Indeed, the 10mm air gap, which is created by a 90mm Eurowall®+ PIR board achieving a U-value of 0.18 W/m2K in a traditional 100mm masonry cavity wall, helps speed-up installation times for a more cost-effective build in comparison with other rigid full-fill solutions.Simon Blackham, Technical Manager at Recticel Insulation explained:"Eurowall®+ benefits the installer, due to its slim composition facilitating a more rapid, effective installation, whilst its performance ensures regulation energy requirements are achieved. NV Buildings is one of the most prestigious and iconic residential sites in Greater Manchester.The distinctive sail-shaped buildings are a major landmark in Salford Quays. The blocks have a curved main elevation providing a unique aesthetic on the skyline and are one of the most popular developments in the area.With a prominent location in Salford Quays, adjacent to the Lowry Theatre and Media City TV headquarters, the apartment blocks feature in many iconic photos of the area.The project itself was funded by the Building Safety Fund, the Government’s £4.5 billion fund to remove unsafe non-ACM cladding on residential and mixed-use properties that are 18 metres and over and do not meet building safety regulations.Our Approved Installer QFF Facades were contracted to complete the exterior wall insulation and rendering which upgraded the fire performance of the cladding, ensuring the safety of both the building and residents.Three 15 storey blocks were refurbished, with a safe and thermally efficient façade solution.Our ServiceWe worked in close partnership with QFF Facades throughout the duration of the project.Deliveries and install were strictly monitored and a very systematic approach was followed. A planned install programme was agreed to ensure minimal disruption to the residents of N V Buildings, who remained in their homes while the work was carried out on this prestigious site.We produced a bespoke specification which included various detailing such as soffits, balconies, and full height panels.A partnership approach was vital, as we worked with QFF Facades, Thomasons Consulting engineering, and the fire officer to agree upon and deliver specific detailing at abutments, openings, and for the drained cavity of the façade system.Particular attention to detail was afforded to the drained cavity fire-stops, including fire-stop details between floors, at party walls for each apartment and around openings.As part of our service commitment, our technical team were available to provide hands-on-guidance, offer support, technical guidance and ensure high levels of quality.Technical Project DetailsAfter testing, the existing cladding had been deemed a fire safety risk by experts and therefore needed to be removed and replaced with anon-combustible alternative.The project was a strip-and-refit of a drained cavity external wall insulation system, which included an expanded polystyrene insulation system.Our Approved Installer QFF Facades installed a K Systems Exicco M, Drained Cavity External Wall Insulation System for steel frame buildings, utilising Mineral Wool insulation. This high performing system provides high levels of fire resistance and non-combustibility.The fire classification of the façade for N V Buildings was upgraded to A2-s1, d0 and therefore complies with the latest building regulations, ensuring the safety of its residents.For the finish, high-performance thin coat silicone render (Silicone TC) was specified. Our Silicone TC render has a number of fantastic advantages including ease of application, and its hydrophobic properties make the render low maintenance. Available in a wide range of colours the topcoat finish used on NV Buildings is a light grey to match the original façade, meaning aesthetically the iconic buildings maintained their distinctive design.

In Clerkenwell, McLaren constructed a new office building with a basement to provide a total 97,000 sq ft of office space. McLaren utilized the existing basement structure which meant the exterior of the structure wasn't accessible. This meant that it was appropriate to use a cavity drain system. FIS worked closely with Henry Construction Projects and Veretec to provide a complete waterproofing service. Designing a system to fit around the existing structure was the challenge. The now disused St Margaret’s Head Tunnel was a structure originally formed as part of the Dunfermline to North Queensferry railway line, providing a link to the ferry service until the opening of the Forth Bridge in 1890 and remaining in limited use for freight until 1954. The vaulted roof and brick lined tunnel is located 15 metres below the A900 trunk road and the B981, adjacent to the northern approach to the Forth Road Bridge. Cordek were asked to supply a structural fill solution, encapsulated within a protective membrane to fill the entire cavity of the tunnel.
