Products used:EW | Cavity Barriers and Firestops for Masonry External WallsBB-CB | Balcony Bracket – Cavity Barrier Siderise has provided a proven range of cavity barriers and an innovative new balcony bracket for a residential building located within a new sustainable community in north London.A landmark 64-acre regeneration project taking shape near Finsbury Park, Woodbury Down will feature over 5500 new homes and community facilities whilst maintaining a sustainable approach to development.Working with Berkeley Homes and façade contractor Swift Brickwork on Block B of the development, Siderise provided a range of fire compartmentation solutions including both the EW cavity barrier formasonry walls and the new BB-CB Balcony Bracket – a ready-to-fit cavity barrier solution offering 2 hours fire resistance, which addresses the complex detailing where a balcony interacts with the building envelope,and allows for simple abutting of the EW products to provide continuity of the cavity barriers.The ongoing and long-term collaboration with Berkeley Homes led to Siderise recommending both the EW cavity barrier to seal the gap between the inside of the floor slabs and the exterior brick façade, and also the new BB-CB balcony bracket - cavity barrier, the first time this innovation has been installed in balcony applications.Siderise developed the innovative ready-to-fit BB-CB solution for balcony applications in order to speed-up the installation and provide a tested fire compartmentation solution for an area where high workmanship skills were required.In addition to the bespoke technical support and guidance provided throughout the project, the Siderise Inspection App offered the developer an efficient way to effectively inspect, record and seamlessly audit the quality of their installation work on this residential building throughout the contract. By capturing the relevant information on a standard smartphone or tablet device, Swift Brickwork was able to highlight any issues in need of a resolution and ensure 100% quality assurance on the installation of the cavity barrier system.

BackgroundFor the perfect example of architectural excellence which not only delivered an impressive aesthetic, significant environmental benefits, and a more robust structural foundation, but also improved thermal performance, look no further than the eight-storey, three-building Building Safety Fund (BSF) project Devonshire Mansions.Situated in beautiful Eastbourne on the south-east coast of England, Devonshire Mansions were an extremely attractive choice for those wanting stunning sea views and some peace and privacy. However, due to their location in a high exposure area, the buildings were aged and weather-beaten, and required a full overhaul and refurbishment to modernise, align with current safety regulations for high rise buildings, and strengthen the buildings at their core whilst rejuvenating the exterior.Understanding and appreciating K System’s renowned ability for outstanding refurbishment projects, Pavehall contracted K Systems to completely refurbish this residential development and deliver on the following four primary objectives:- Remediate unsafe cladding- Improve the thermal performance rating of each home- Update and seamlessly replicate existing façade features- Deliver a solution with acoustic benefitsOur ServiceIn collaboration with Archiflair Design, Pavehall, and Fullers Plastering, K Systems delivered an industry-leading, insulated façade solution that fulfilled the desired criteria, achieved a U-value of 0.26 W/m²K and resulted in an outstanding architectural structure.The commitment of K Systems team, their continuous communication, in-depth level of reporting, and consistent presence on site not only ensured a perfect refurbishment, but also instilled 100% confidence in the supply chain throughout, showing exemplary levels of customer service.This project is a great example of how K Systems overcame various construction challenges to deliver within the agreed time constraints.The make-up of the façade had multiple protrusions in forms of balconies meaning that every sheathing and insulation board had to be cut to fit. Replicating this without compromising on the strict site deadlines was a challenge but under the great install team and K Systems’ expertise and onsite presence, this was achieved.Additionally, Devonshire Mansions had a problematic substrate and challenging aesthetic deliverables. Working closely with all partners, and utilising digital technology, K Systems mapped out the refurbishment and specified the ideal solution to Pavehall for implementation.Technical Project DetailsAfter a comprehensive scoping process, K Systems discovered that the existing system had a drained cavity build up and when removed, the sheathing boards were compromised by water. With the buildings being high rise, steel frame and multi-occupancy, the industry-proven K Systems Exicco Cavity Drainage EWI System was specified.In the Exicco system, the drained cavity behind the insulation ensures that any interstitial moisture escapes without detriment to the performance of the system. Due to their seafront location, Devonshire Mansions were prone to fierce rain and water exposure, so this system was the ideal choice to ensure any future moisture or condensation build up was allowed out to avoid compromising the substrate or newly installed façade.Once the strip out of the existing façade had occurred, further challenges were discovered – the substrate was far from line and level. This meant that every rail within the newly installed EWI system had to be packed out using steel shims to create a level vertical façade, subsequently adjusting the specified fixing lengths to suit.Some elements of the substrate were high strength concrete incorporating a flint aggregate which proved problematic for standard mechanical fixings. Via K Systems’ on site support, a suitable, more bespoke fixing was specified which ensured proper anchoring of rails and intumescent fire barriers. A swift solution was achieved with no detriment to the construction programme.The newly installed Exicco system was combined with the K Systems M (Mineral Wool) system. This high performing system provides optimal levels of fire resistance and noncombustibility and its installation at Devonshire Mansions meant that the fire classification of the buildings was upgraded to A2-s1,d0 meaning that the development is now compliant with the latest building regulations for all high-rise dwellings in England, further ensuring the safety of residents.Devonshire Mansions is visually impressive with its feature balconies, architectural cornices, ashlar panelling and quoin detailing. It was a specific requirement of the client to remediate the unsafe cladding without losing these exterior design features.K Systems created two specifications; one for the elevations and one for the balconies and provided bespoke detailing to allow them to seamlessly harmonise as one façade. Ashlar panelling and quoin detailing was replicated cost-effectively using varying thicknesses of non-combustible mineral wool insulation which was over-rendered skilfully by the contractor using K Systems Silicone Thincoat render.The more intricate cornice features were all bespoke manufactured using compliant non-combustible materials and integrated into the design with K Systems providing robust detailing to create a water-tight barrier and eliminating cold bridging. Decorative columns were installed at ground level to complete the façade.The eye-catching, waterfront dwellings were finished with Silkolitt+ - a versatile, easy to apply, water repellent, durable, and low maintenance thin coat render, perfectly paired and formulated for use with our Exicco systemOverall, K Systems specified a fit-for purpose, non-combustible façade with a high level of complex architectural detailing using cost effective solutions. The installation process was overseen by our unrivalled site support team who were frequently on hand to solve any issues as they arose.“Working alongside K Systems on a project of the size and nature of Devonshire Mansions was a true pleasure. IntroductionThe Keyfix Non-Combustible Cavity Tray has been installed as part of a major housing project , Park East in South East London, helping to improve efficiency onsite, and to exceed building regulations.OverviewPark East is a £95 million development in Erith, designed by ECD Architects and developed by Wates Group. The project comprises 320 new homes, of which 20% are for private sale, 24% for Shared Ownership, and 56% for rent in order to accommodate a mixed tenure community. The modern, stylish homes are in close proximity to the local amenities and parks, with excellent transport links to London.Working alongside brickwork contractor Lee Marley Brickwork, Keyfix supplied 3,772m of its Non-Combustible Cavity Tray (NCCT), 3,528 units of corners, and 20,774 units of its Non-combustible Weep Vents to this project. Keyfix’s sister company Keystone Lintels supplied 890m of its Non-Combustible Cavity Tray Lintel, which was powder coated as per the client’s request.Challenge The main challenge faced on this project was the brevity of the programme, which ran from November 2020 to November 2021. As the project was time sensitive, the main contractor required an accredited solution which could be supplied in line with the tight-build programme. Keyfix’s NCCT presented the ideal solution to this challenge.SolutionKeyfix was able to meet the client’s objectives by providing products in accordance with their tight-build programme. To ensure the maximum efficiency of installation, Keyfix designed various types of bespoke units including preformed corners and pier units to assist Lee Marley brickwork in keeping to its the fast-paced build programme. Due to the scale of the project, the products were prefabricated, allowing the brickwork to be conducted swiftly. Despite the bespoke nature of the products, the first delivery was made just two months after the initial enquiry in September.Duncan Marley, Contracts Director at Lee Marley Brickwork commented: “On the Park East development we required various bespoke products and Keyfix were able to provide a quick turnaround on those. The Keyfix NCCT also helped us to save time significantly because the system is so quick to install. Keyfix also provided us with a scheduled breakdown of components which was a great help.”The Keyfix NCCT was specified due to its ‘one-piece system’ which allows for a very simple and efficient installation. The system is self-supporting as it doesn’t require fixing back to the internal frame, therefore saving valuable time. Additionally, the adjustability of the perp joint allows for the cavity trays to be shunted to match the brick coursing on site, ensuring consistency in the brickwork formation.The NCCT was also chosen due to its A1 fire rating. It is made from non-combustible Grade 304 stainless steel which will never contribute to fire loading in the building. This fully compliant system ensures that the Park East buildings will be future-proofed against the implementation of tighter regulations.The non-combustible nature of the product makes it an effective solution to provide DPC protection over lintels, masonry supports, soffit systems and other elements in the cavity such as fire barriers. Additionally, the fact that the Keyfix NCCT does not rely on tape or mastics to form its watertight joints negates the prevalent cause of product failure and creates a more robust system altogether.In addition to providing NCCTs, Keyfix identified where it could offer technical support, and provided a full technical review of architects drawings, a comprehensive mark-up, and a scheduled breakdown of component location. The team also attended design meetings to ensure that the products were being used correctly, as well as hosting a Tool Box Talk prior to the first install to ensure the system was installed properly.Commenting on the NCCT, Kieran Coyle of Keyfix stated, “The Keyfix Non-Combustible Cavity Tray is an A1 fire rated system, ensuring our customers peace of mind as their buildings are future-proofed and safeguarded against fire, as well as our on-site benefits.”The Keyfix Non-Combustible Cavity Tray has played an important part in the creation of a safe new-build development for future tenants to enjoy.

Bellway had a prime location, just four miles from Canary Wharf and eight miles from central London, with 300 metres of river frontage and panoramic city views, in which to build an attractive new housing complex.Due to its prestigious postcode, the new homes needed to be of the highest quality in terms of construction and elegant in appearance to appeal to the target clientele.Following extensive planning, K Systems brought Bellway’s vision to life and created a beautiful collection of new one, two, and three-bedroom waterside homes on the banks of the River Thames.Each home in the River Gardens development boasts outstanding thermal performance incorporating a façade with an A2 fire resistance rating and a high-quality finish with superb durability and resistance to the elements.Our ServiceThe River Gardens project took place during a global pandemic when the construction industry was significantly impacted in terms of workforce and availability and costs of materials. Despite all these external factors we delivered a stunning, successful project, within budget, without delay or compromise on quality, that not only met but exceeded the requirements and expectations of the client, Bellway Homes.We worked in close partnership with Jessella Ltd (the installer) throughout the duration of the project. As part of our service commitment, our technical team were available to provide hands-on-guidance, offer support, technical guidance and ensure high levels of quality.Jessella Ltd Project Manager, Pavel Mihaylov explains:“River Gardens was one of the most challenging but rewarding projects I have worked on. It was a very complex project with a strict scaffold strike programme and being dependent on weather and many other trades. That made it very difficult to achieve completed areas on time. Thanks to working closely with Jason and Patrick from K Systems and their regular site visits and guidance over the phone, we managed to achieve the required completion dates, safely and with an excellent quality finish.”Technical Project DetailsAfter extensive planning and a comprehensive scoping process with the client and all involved third parties, we specified the K Systems Exicco M, drained cavity façade system with mineral wool insulation. This high performing system is suitable for steel and timber framed buildings and is highly compatible with high rise projects like River Gardens.Fire safety with high rise buildings is of utmost importance and the K Systems Exicco M system generates exceptional performance and provides high levels of fire resistance and noncombustibility (A2 rating).K Systems specified River Gardens with a façade system with an A2-s1,d0 fire rating. The system specified was made up of a combination of A1 fire classification substrate (sheathing board), a Tenmat 120-minute cavity barrier, an A1 non-combustible, dual-density stone mineral wool insulation slab, and a galvanised steel rail. The latest building regulations were complied with ensuring the safety of the future residents.Mineral wool has superb acoustic qualities, another reason it was specified for this project. Its inclusion in the build meant that noise from the wind and traffic travelling up and down the River Thames would be significantly reduced, ensuring a quieter residential option for target clientele who wish to avoid an audible disruption yet still live within the hustle and bustle of city life.For the finish, high-performance 1.5mm thin coat silicone render (Silicone TC) was specified. Our Silicone TC render is renowned for its ease of use on application, variety of texture and colour, and its high-performance properties. Each waterside home in River Gardens was finished in a variety of shades complimentary to the development’s surroundings.Aesthetically the development had a clean, crisp attractive finish with an impressive thermal performance and a protective exterior. The hydrophobic qualities of Silicone TC ensure a low maintenance finish, ensuring it will remain aesthetically pleasing for years to come.

This £40 million retrofit transformation of Brindley Place, a well-known site in the Westside of Birmingham city centre, raises the bar for sustainability and wellness in an urban regeneration and commercial refurbishment project. The ‘back to frame’ concept combines 10 Brindley Place with the adjoining 8 Brindley Place to create over 200,000 square feet of offices with serviced apartments and one of the largest floorplates in the city. Amenities include an on-site café, fitness facilities, a fitness studio and bouldering wall, storage for 100 cycles, electric vehicle charging points, and two communal roof terraces with impressive views. Associated Architects have created a bold new identity for the site. The façade was completely redesigned using 245,000 locally sourced bricks from a sustainable quarry. Each one was installed by hand to cover an area of 40,000 square feet. The system was constructed off an exterior steel frame consisting of a breather membrane, thermal insulation, fire cavity barriers, and helping hand brackets and rails. Grooves were cut into the bricks before they were slotted into these rails and mortar was then applied to all brick joints.The Leicester Grey Stock, Atlas Dark Grey, and Blue Glazed bricks selected complement each other and create a modern and distinctive aesthetic that responds positively to the renovated building’s Broad Street context. Floor to ceiling windows on the large floorplates complete the design, which blends impeccably with the nearby Metro line and adjacent development. The identity is also carried through to the interior styling. This interior, that boasts a striking double-height reception area, was developed in partnership with Willmott Dixon.In addition to its impressive appearance, the renovated Brindley Place also utilises smart building technologies to provide real-time energy monitoring. The building also has excellent thermal performance, achieved a high WiredScore and an excellent BREEAM rating. Occupier wellness is also at the heart of the new design. Indeed, Brindley Place was the first building in Birmingham to receive a Fitwel accreditation. In summary, this highly acclaimed urban redevelopment has both shifted perceptions of Broad Street as an address and set new standards for the reinvention of office space in the city. It has transformed the site and provides one of the most attractive and well-equipped office buildings in the country.

Challenge  Creskeld Manor is a beautiful Grade II listed country home nestling on the outskirts of Leeds. For the addition of a new swimming pool, hot tub, and plunge pool to this prestigious property, PUDLO waterproofing systems were engaged by Topline Developments to provide the right waterproofing solution. Due to the nature of the sloping site heightening risk of ground water permeating the swimming pool, we employed three lines of defence.SolutionWhen installing a water-retaining structure, both the ingress and egress of water need to be considered. Using three different systems ensures greater longevity. To fully protect the project, we pulled out all the stops with a combination of Types A, B, and C waterproofing.427m2 of PUDLO Membrane BW formed external waterproofing around the pool and surrounding floor slabs. This self-sealing bentonite system was quick to install and required no tape on overlaps or joints for a long-lasting waterproof seal.60m3 of PUDLO modified waterproof concrete formed the water-retaining structure. This ensured no water could pass through the pool walls – including ground water entering the pool, or water expelled into the surrounding ground. The waterproof admixture is mixed into the concrete at the batching plant, ensuring thorough dissemination throughout the pour.Finally, the PUDLO Cavity Drain System’s studded membrane was installed internally to walls and floors, managing moisture seepage through the structure. This acts as a backup to the primary barrier, forming the final line of defence against ground water.ResultTo ensure the accurate installation of these products, every concrete pour was attended by PUDLO’s expert site support team. They were instrumental in championing best practice in any prep work, as well as ensuring the concrete tickets and mix design were consistent and in line with the PUDLO waterproofing system QA process. This also gave the project coordinators the peace of mind that comes with our watertight 20-year warranty.Both PUDLO and Topline Developments were thrilled with the conclusion of this project, leading to PUDLO being referred for more work across the Lake District.

They are installed below flooring membranes at the floor/wall junction.

While concrete walls and Armco barriers are conventionally used to help protect drivers and spectators at motor racing circuits around the world, products from the range of FIREFLY have been specified to provide the necessary fire protection periods within an East Midlands venue which has become a focus for E-sports enthusiasts in the UK.The work at The Metronome in Nottingham is being carried out by one of FIREFLY’s approved installers on behalf of the venue’s operator, Confetti Media and is making extensive use of the manufacturer’s FIREFLY Zeus Lite 90:30 barrier, along with the Collaroll product to create compartmentation throughout a basement area, and as parts of The Metronome are also used by Nottingham Trent University and its students as a recording and production studio, Krasi Fire Protection Ltd.’s contract is in fact being phased – with work due to complete to work around the academic year. The Contract Manager for Krasi Fire Protection Limited, Daniel Oldacre, commented: “We began using the FIREFLY barriers a couple of years ago instead of mineral wool based systems and have been getting very good training, specification and on-site support from the company. In the case of the contact here for the company which operates The Metronome, we put forward the FIREFLY Zeus Lite 90:30 as the best product to create the necessary fire barriers as part of a major refurbishment and FIREFLY’s Technical Manager, Dave Allen, assisted in supplying the necessary compliant details.  He is also attending site regularly to carry out the required inspections. It is quite a large and complex contract during which we will be installing barrier across the soffits and walls as well as protecting services such as ductwork.  While some of the spaces are confined, FIREFLY is easy to cut and fix in place and saves us a lot of time compared to conventional systems and although we are not installing horizontally here, we did have all 10 of our operatives trained up on FIREFLY’s Horizontal systems as part of the annual update on installation of the systems.”  FIREFLY Zeus Lite is ideally suited to this type of application, comprising a flexible woven fabric fire barrier that has been specifically developed for the vertical separation and compartmentation  of extensive concealed spaces within buildings.By offering 90 minutes integrity and 30 minutes insulation, FIREFLY Zeus Lite 90:30 exceeds the minimum requirements regarding fire barriers under the Building Regulations’ Approved Document B (Fire Safety).  The specially treated glass fibre fabric is strong and resilient as well as flexible while, crucially, the system’s certification covers the inclusion of service penetrations which some products do not. Manufactured from woven and non-woven glass, the FIREFLY range is designed to optimise resistance to flame and smoke as well as offer heat protection in a wide range of scenarios.  The barriers are easy to install horizontally or vertically using a full selection of FIREFLY ancillary products to ensure a fully tested and certified installed system.Images shown are taken during installation and some sections of the installation might be incomplete.

So, when they design each exhibit, they must consider how easy it is to change and adapt the space for any new collections. Displays can be created from many things, including an interior glass balustrade. The Science Museum aims to provide inspiring exhibitions to its visitors. The museum approached Pure Vista while looking for a barrier to protect an extremely valuable exhibit, an original prototype of the Brougham carriage. They required an interior glass balustrade in this London location, that was secure enough to prevent visitors from touching the exhibit but didn’t spoil the viewing opportunities. This also needed to be easy to move and adapt. Knowing that Pure Vista specialise in easy-to-adjust glass balustrade for both interior and exterior projects, they approached us for a solution.Pure Vista proposed a POSIglaze solution for this project.The force loading required for interior light-commercial balustrade is 1.50kN, according to UK building regulations. Which can be achieved with POSIglaze using the right type of glass (19mm or 21.5mm laminate SentryGlas). The real benefit of POSIglaze is that it’s the most adjustable balustrade system on the market, all thanks to our patented screw-clamp technology. This meant that the museum could easily remove a panel of glass in order to move exhibits in and out of this space. The adjustment of this system doesn’t require special skills or tools.

The new store at Coventry was built using environmentally sustainable building materials. As the first city centre store, it also provides contained parking for 800 cars. Lang+Fulton supplied ventilation screens to the ground floor parking which extended to form a barrier to the first level. Terra-34 grating was chosen with a 34x100mm aperture to comply with anti-climb guidelines. Panels were custom-sized to continue the aesthetic of the surrounding cladding material and mounted to conform with the horizontal and vertical joints. Over 200m² of screening was supplied in a hot-dip galvanized finish incorporating two emergency exits.
