The client was looking for a low maintenance and environmentally friendly alternative to using timber decking on their upcoming refurbishment project on 480 m² of commercial London office space.In addition, as the client was operating a busy worksite they required next day bespoke deliveries to fit their schedule. EnviroBuild, having large stocks and a fleet of delivery vehicles were ideally equipped to deliver the Hyperion wood-polymer composite decking, made of 90% recycled material, at short notice.The SolutionWith EnviroBuild’s expert team on hand to support full project take off, from design to delivery, the client received the full commercial support they required to complete the job on schedule.Utilizing the maintenance free Manticore recycled plastic lumber the client was able to install the decking substructure quickly over their flat roof surface, with the confidence knowing it would never require treating or replacing in years to come. This large-scale project featuring 224 bolt-on balconies involved the replacement of composite decking boards on timber joists with BalcaSmart Aluminium decking.We've seen a huge increase in the number of refurbishment projects since the updated Approved Document B came into force along with guidance from the government urging owners of pre-existing buildings to remove combustible materials from balconies if found.This luxury tower was completed in 2014 but with 25 stories, it was a project that came with many challenges.System UsedBalcaSmart Aluminium decking system with aluminium decking boards in RAL 7039 (Quartz Grey).Selected for its low-height build-up, the BalcaSmart Aluminium decking system for balconies was selected, with joists attaching directly to the existing steel balcony frame.Balconies are stacked. To ensure the finish from below was as seamless as that from above, the substructure was powder-coated in RAL 7040 (Window Grey) to match the balcony steels.The ChallengesPre balcony fabrication, our estimating and design team worked with Fletcher Crane architects to create detailed designs, which our team used to create a bespoke specification.As the development was completed in 2014, apartments were occupied, with residents present during refurb works.Furthermore, due to the glass facades and balustrades to the exterior, the goods for the job (including cut-to-length aluminium decking boards) were taken in through the interior of the building and installed as such by London-based Acacia Gardens from Hounslow.Location: ShoreditchCompleted: 2021Architect: Fletcher CraneClient: Private leaseholders

Utilising the same bricks as were being laid by the bricklayers to the masonry walls, FastClad supplied the cladding to the balconies so that there was a seamless match.Collecting bricks from site to ensure that they were from the same production run, the slips were cut and bonded to our profiled backing board at our Leicester factory.These boards were then returned to site for mechanical fix to the balcony structures and pointed in a lime mortar to match that of the cement mortar being used by the bricklayers at an off-site compound.The balconies were then craned into position and fixed to the structure.

A small farm cottage in a Cornish Village has been transformed with a stunning large modern extension and balcony.The team of Camel Glass installers have been heavily involved in this home with the installation of windows, doors and the glass balustrade. This home is situated on the grounds of an old quarry, with views over the valley towards an engine house. The customers wanted to be able to enjoy their view to the maximum and using glass balustrade provides a safe and solid railing. This home is highlighted throughout with copper oxide furnishings, the front door and elements of the kitchen follow this theme while the sink splash back is made from glass petals in a beautiful glass meadow scene. The balcony glass was the last outside job to be done, having to wait for the kitchen counter to be installed through the French doors it was safer to install the glass after this had been carried over the balcony. Now that winter is coming the indoor jobs can be finished off and the home owners can enjoy their newly renovated home! This installer has used POSIglaze base-fix in black. Balcony Seal® has also been used to ensure water can run off the balcony under the channel without causing water ingress. Most balconies and flat roofs are built with a slight pitch to encourage rainwater to drain towards the edge of the roof. In these cases, the balustrade installer needs to allow for drainage points under the channel, to avoid water pooling around the edge of it. The Balcony Seal® system works by subtly raising the channel a few millimeters above the substrate on drain blocks. Notches on the top side of the drain blocks locate into the rebates of the POSIglaze channel, locking it into position before the system is bolt-fixed to the substrate through each block.

To achieve this, whilst keeping the area well insulated, the Kingspan OPTIM-R Balcony & Terrace System was specified. 40 mm Kingspan OPTIM-R Balcony & Terrace System was installed on the terrace below Kingspan Thermaroof TR27 LPC/FM. Kingspan OPTIM-R panels were also installed on the balconies, with matching thicknesses of flex infill strips laid around the edges. A further layer of Kingspan Thermataper TT47 LPC/FM was installed above this, providing a fall to the gutter.

Horizons is one of the most recent additions to the skyline on the north bank of the Thames and offers 190 private apartments with stunning views from their substantial private terraces. Two luxury residential developments housed in connected blocks.One of the architectural challenges was to maximise the spectacular panorama and at the same time conserve the local heritage around. The considerable number of balconies involved throughout the development also demanded the minimisation of any possible structural or thermal bridging problems. The Schöck Isokorb® T structural thermal break comfortably met the specification and as the project involved precast balconies, specialists Marble Mosaic had a big part to play as well.The joint MD Dennis Vittle: “This particular project required the balcony units to be not only integral with the main structure, but also insulated and fire-stopped from it. The Schöck Isokorb® T type K was the natural solution. There was a requirement for 345 individual precast balconies throughout the two blocks and the project posed a number of new challenges to MMC’s and the Schöck design team. As well as standard insulated balcony to slab connections there were also a number of downstand and upstand connections required. Also the precast columns were supported off the balcony slab at one end only, so there was a heavy eccentric shear load transfer. The agreed design called for the use of a combination of Schöck Isokorb® T types K and Q to ensure structural integrity with the frame, whilst avoiding any clashes with the concrete frame reinforcement”.

Products used:EW | Cavity Barriers and Firestops for Masonry External WallsBB-CB | Balcony Bracket – Cavity Barrier Siderise has provided a proven range of cavity barriers and an innovative new balcony bracket for a residential building located within a new sustainable community in north London.A landmark 64-acre regeneration project taking shape near Finsbury Park, Woodbury Down will feature over 5500 new homes and community facilities whilst maintaining a sustainable approach to development.Working with Berkeley Homes and façade contractor Swift Brickwork on Block B of the development, Siderise provided a range of fire compartmentation solutions including both the EW cavity barrier formasonry walls and the new BB-CB Balcony Bracket – a ready-to-fit cavity barrier solution offering 2 hours fire resistance, which addresses the complex detailing where a balcony interacts with the building envelope,and allows for simple abutting of the EW products to provide continuity of the cavity barriers.The ongoing and long-term collaboration with Berkeley Homes led to Siderise recommending both the EW cavity barrier to seal the gap between the inside of the floor slabs and the exterior brick façade, and also the new BB-CB balcony bracket - cavity barrier, the first time this innovation has been installed in balcony applications.Siderise developed the innovative ready-to-fit BB-CB solution for balcony applications in order to speed-up the installation and provide a tested fire compartmentation solution for an area where high workmanship skills were required.In addition to the bespoke technical support and guidance provided throughout the project, the Siderise Inspection App offered the developer an efficient way to effectively inspect, record and seamlessly audit the quality of their installation work on this residential building throughout the contract. By capturing the relevant information on a standard smartphone or tablet device, Swift Brickwork was able to highlight any issues in need of a resolution and ensure 100% quality assurance on the installation of the cavity barrier system.

Located in Davos, Switzerland the InterContinental resort and spa consists of a guest building with 216 rooms, and a separate wood-framed building with 38 luxury condominiums. These two buildings are connected by an underground passage, combining the services of a five-star plus hotel with a private home environment.To experience the uninterrupted views of the Landwasser Valley, the InterContinental resort unleashes fully glazed fronts with extending balconies, taking over 882 ft2. The balconies combine the indoor space with the outdoors, visually merging with each other. Yet, in terms of insulation the thermal separations is made to avoid the effects of thermal bridging. Nestled in the Swiss alpine location, construction had to specifically address the fluctuations in temperature and climate.Insulating and SupportingSchöck Isokorb® was incorporated in the balconies to minimize heat losses between the ceiling and the balcony floor. "We have been working with the Schöck products for many years," says Patrick Hager, co-foreman at the construction company Toneatti that occurs along with Baulink AG as the consortium and total contracting.Residences at Minergie® standard (Swiss equivalent for passive house)"To achieve the high insulation goals in this climate, to even the hidden or seemingly insignificant component is an extremely important role to play," found Regina Meier when choosing Schöck products for the balcony constructions in the Residences. One project with a challenging variety of balconies is Hendon Waterside in North West London, a mixed tenure housing development.  Situated alongside the Brent Reservoir, (known locally as the Welsh Harp, after a public house which used to stand nearby), the scheme involves the regeneration of a 1960s housing estate being built in six phases and scheduled for completion in 2027.  The masterplan will deliver around 2100 new homes consisting of social, affordable and private housing.  These are being constructed in twenty-three blocks, varying in height from three to twenty-three storeys – along with an imposing tower building of twenty-eight storeys. The construction of the many balconies involved vary in their design demands and to ensure the risk of thermal bridging is minimised, Schöck has supplied over thirteen different product variants. The products used here are for concrete-to-concrete and provide optimum solutions through the use of varying tension bar arrangements.  For example one type provides cantilever balcony connections and transfers both negative moments and positive shear forces. Another is a load-bearing thermal break element for transferring shear forces on supported balconies, recessed balconies and for occasional peak shear forces. Others transfer positive shear forces with point support, or transfer positive shear forces with point support and zero stress connection.

Outdoor life tends to take place inside the perimeter of block buildings in towns and cities. An inner courtyard becomes the outdoor area of choice, shielded from the noise from the roads that surround the building. The Wright Place project involved the installation of 60 balconies that were also planned as design elements. Schöck Isokorb® type KS was used for both structural stability and thermal insulation.Precast balconies as design elementsA total of 300 Schöck Isokorb® elements – between four and six per balcony, depending on size – were installed in the building structure, with some welded to the reinforcement to prevent tipping during concrete application. The Isokorb® used was type KS from Schöck's standard range, which functions as a load bearing thermal insulation element, eliminating thermal bridges between reinforced concrete and steel structures and thus preventing mould formation at the critical joints. The Schöck Isokorb® allows steel and metalworkers to prefabricate to a large degree, thus reducing installation times to a minimum. Its superb load bearing capacity offers enormous scope for balcony design while ensuring outstanding structural stability.

The specification of top-quality materials remained of paramount importance throughout the process.Given the intricate nature of this project where standardardised solutions were never going to be an option, early engagement with Leviat was essential. Leviat’s technical engineers, from both the masonry and structural connections teams, worked closely together to deliver engineering solutions that were compatible for both the design and use of Ancon Masonry Support and Ancon Balcony Connectors within the project scheme. These solutions were used across each of the elevations and as part of the brick façades and balconies.
