A key component of any modern office space is the flooring system, which can have a significant impact on both the aesthetics and functionality of the environment.In order to ensure that the flooring system for The Mills Fabrica was both visually appealing and practical, AFD collaborated closely with our contracting partners. We were able to provide the expertise needed to specify the correct finish design that would be appropriate for the space, taking into account factors such as traffic flow, durability, and maintenance requirements.The chosen flooring system was a Terrazzo raised access system, which was installed alongside matching floor tiles in other areas, as well as wall tiles. The Terrazzo Raised Floor system material is renowned for its durability, low maintenance requirements, and stunning visual appeal.The raised access system offers several advantages over traditional flooring systems. It allows for easy access to the void beneath the flooring, which is particularly useful for buildings that require extensive cabling or piping. It also provides greater flexibility for future modifications to the space, such as the installation of new electrical or data systems.By choosing a Terrazzo raised access system for The Mills Fabrica, we were able to achieve a high-end design finish that seamlessly flows from one area to the next, while still providing the practicality and functionality that is essential for a modern office space. For the floor structure, the property developer decided on the double floor 'GIFAfloor DB green' from Knauf Integral, paying particular attention to the aspects of flexibility, health, environmental protection and sustainability in buildings.The 'Tour Alto' office tower in the west of Paris extends over 38 floors and is part of the high-rise backdrop of the La Défense office district. Nevertheless, Bouygues, one of the largest property developers in the world, is setting new standards in construction: installed products not only have to be as flexible as possible in their design and use, they also have to meet high standards of sustainability and environmental compatibility as well as the highest health standards for people, who will do their jobs there every day.A maximum flexible and individual floor due to the interchangeability of the individual panels, a non-flammable building material with A1 classification and the unproblematic recycling due to the lack of plastic edging, as is used in conventional raised floor elements, were decisive for the selection.In addition, health and environmentally friendly aspects were the absolute focus of the project for the property developer: The selected product must contribute to excellent indoor air quality and all materials that come into contact with the indoor air should have A + according to French in terms of VOC and formaldehyde emissions Emission class to be rated. INNOVATIVE OFFICE INSTALL CREATES STYLISH AND SUSTAINABLE SPACE Forbo Flooring Systems’ Allura Luxury Vinyl Tile (LVT) range was specified by design and fit out company, Oktra, to transform an office building into a stylish and modern workspace. It was also installed adhesive free using IOBAC MagTabsÒ, to help achieve Akoya’s sustainability requirements.  Oktra were recruited by Akoya and Brunswick Property Partners, to repurpose an office building to create a vibrant and attractive space for young professionals and entrepreneurs to work in. Formally known as Knollys and Stephenson House, the building will be rebranded as Mosaic East, a comprehensive refurbishment of one of East Croydon’s most iconic office developments.  Typically, carpet tiles or exposed raised access flooring are the go-to solution in these scenarios, however with a premium design required, Oktra opted for something different, as Danielle La Porte, Designer at Oktra explains: “Akoya wanted to create a range of category A office suites that would be memorable to tenants, while also meeting sustainability requirements. With this brief in mind, we specified Forbo’s Allura Flex LVT, which is available in range of elegant colourways and wood effect designs – perfect for this project! “We wanted to add some brand identity within the category A suites, so we decorated some of them in a light pink colour with linear LED lighting, and other suites in a light sage green colour. To complement the colour palettes, we chose Allura Flex LVT in the Light Honey Oak shade. We then asked the flooring contractors, The Commercial Flooring Company, to install the planks in a beautiful herringbone pattern to really enhance the aesthetics of the space.” However, appearance wasn’t the only area of concern, with Akoya also conscious of the sustainability requirements. Danielle addressed this, saying: “The aesthetics of the flooring weren’t the only thing we had to keep in mind, we also had to ensure that whatever floor covering we specified would meet Akoya’s sustainability aims. It was for this reason that we specified Forbo’s Allura Flex, as it can be easily installed adhesive free, using IOBAC MagTabsÒ.” IOBAC’s innovative MagTabsÒ provide a two-dimensional hold, with one side being magnetic and the other a dry-tack adhesive. This means they can be easily magnetised onto metal raised access flooring, like those at Mosaic East, and the chosen flooring simply placed on top, negating the need for traditional adhesives. Ian Spreadborough, Founder and Director at IOBAC explains further: “Our MagTabsÒ essentially allow flooring contractors to quickly place floor coverings down onto raised access flooring, without damaging the substrate or the flooring itself. The phrase we use is ‘hard to shift, easy to lift’. The idea is that the flooring is securely fitted but can then be lifted back up to be reused elsewhere, or simply be replaced by another floor covering further down the line. “Oktra approached us as they had used our MagTabsÒ on a previous project and had been extremely impressed by their performance, so were keen to use the product again. Additionally, Forbo’s LVT and carpet tiles are approved for use with the MagTabsÒ, making it the logical choice. On top of this, Brunswick, who own the raised access flooring itself, were keen to maintain the condition of its asset, so, the tabs served a double purpose, protecting both a heavy carbon embodied asset, in the raised access flooring, and Forbo’s floor coverings.” Jon Cochrane, Director - Asset Management & Sustainability at Brunswick Property Partners, commented on the use of IOBAC’s MagTabsÒ, saying: “Cleaning adhesive residue off sub-floors in between leases is often messy, expensive and time-consuming. In some cases, the raised access floor panels are so badly contaminated that they must be completely replaced, something which isn’t sustainable, environmentally or financially.  However, using IOBAC MagTabsÒ to install floor coverings removes this issue completely. This means that our asset, in this case the raised access flooring, is protected and kept damage-free for longer-term usage.” It wasn’t just the sustainability benefits that drew Oktra towards MagTabsÒ, with the installation benefits of the tabs also a deciding factor. Daniel Hassan, Operations Manager at The Commercial Flooring Company, commented on this, saying: “Thanks to IOBAC’s MagTabsÒ, it took a team of three fitters around five days to install 900m2 of flooring in a herringbone pattern, which is challenging to install and would have taken much longer to do through traditional methods. It covers a well used pathway, providing a soft flexible floor, with a smooth slip resistant finish.Result-      A perfect floor for heavy footfall (and pawfall) that is easy to clean and ties in beautifully with the modern, natural scheme.

Rated to FACTA Class A pedestrian loading, it was designed with a chequer plate lid to match the surround and incorporates a rain skirt apron and Sureguard handrail system on both sides. A secondary 1000mm x 1000mm gas spring-operated floor hatch was installed with a retractable hand hold and ladder for safe and easy access.

Minimising disruption for patients, staff and visitors was a priority for the University Hospital of North Tees team, responsible for the refurbishment of a vast area of new flooring in the hospital’s main public corridors. As such, Forbo Flooring Systems supplied its adhesive-free Modul’up Compact sheet vinyl – a resilient flooring solution that was easy to install and could be walked on immediately after installation. Built in the 1960s, the hospital in Stockton has seen much maintenance over the years and visually, had become dated. Therefore, the aim of the refurbishment was to bring the hospital interior into this century to create a more pleasant and comfortable environment for everyone. As well as speed of installation, the hospital team’s specification priorities were cleanliness and hygiene, especially as these main corridor routes lead on to clinical areas. But also, the spaces experience high footfall and are tested to the limit with heavy medical equipment and trolleys being moved around; the flooring had to perform well in terms of durability. “We were looking for something different and when our Forbo Area Manager, Jon Rogers, put forward the Modul’up solution, we identified a few advantages that appealed immediately,” explains the Project Manager for the University Hospital of North Tees, Michael Jones. “Firstly, speed of installation. It’s a vast area of flooring to cover. In fact, we’ve not done an area this size before, all at once. As you can imagine, we were apprehensive with it being such a dynamic environment. It’s hard to co-ordinate one installation let alone having to snag or worse re-lay. We liked the fact that Modul’up is tried and tested to meet all the current standards, but is also much easier to install and is easy to clean. “Secondly, from a subfloor maintenance angle we saw great benefits. The building was constructed in the 1960s, so in certain areas from time to time there are repairs to be done to the subfloor beneath. “With Modul’up you can cut the weld, roll back, fix the floor and re-lay with no patching required. If you have subfloor issues with normal vinyl floor you would have to lift it with the adhesive. This often causes damage to the vinyl and if patching is required then potentially you don’t get a match.” Phase One of the project involved the installation of 1,573m2 of Forbo’s Modul’up Compact in Natural Oak in the general circulation areas and corridors. Creating a fresh, contemporary and airy feel, the wood-effect flooring has been selected to complement the corridor walls, which feature a split wall colour scheme with the lower half painted in a strong, modern graphite grey and the top half in a lighter, almost white, grey.  Also commenting on the specification, Drew McColgan, managing director of Rimick Flooring, the installer, said: “We have worked with the hospital for 15 plus years. The building is old and we often have issues with the subfloor; installing a loose lay product makes it easier for us to access the subfloors for repair without having to patch the vinyl back. It was also quicker for us to install in an environment where time is of the essence. The client is delighted with the appearance of the vinyl too.” The hospital team, Rimick Flooring and Forbo worked together to ensure a smooth install as Drew explains: “Forbo came to visit the site a number of times to meet with us and the client. They attended meetings with screed representatives too and provided expert support throughout with samples aplenty; including a decent sized part roll so the fitting team could familiarise themselves with the product. Jon Rogers, and the customer support team (particularly Jason Livingstone) were there to help us every step of the way.” Drew talks through the installation process and hints at the longer-term benefits: “During the night shifts, the team lifted the existing linoleum, screeded the existing surfaces using a non-ammonium smoothing compound and fit (with set-in skirting detail) from there. Modul’up helped us to save approximately an hour a night, “Going forward, there’s no need to patch areas should there be a problem with the subfloor, and it negates the need to use an adhesive, which is good as it’s odour free and means the floor can be used immediately.”  Providing primary protection at the main entrances, Forbo’s Nuway and Coral entrance flooring systems have been installed too – helping to prevent dirt and moisture from being traipsed indoors. Forbo’s new Coral interior was also installed to complete the hospital entrance flooring system. Looking ahead, Michael Jones, University Hospital of North Tees Project Manager concludes: “So far, we’re impressed with Modul’up. There are other buildings on site which now may also be considered to be refreshed with this loose lay product.”

Until now, access to the roof was limited to straight stairways due to the elongated rectangular shape of the roof access hatch range. The Square only takes 45 seconds for the concealed hydraulic drives to silently open the 4m² glass element of the skylight by 70 degrees. As with the Swing, the new variant does not require any additional space on the roof terrace than its own size in closed form, even when open, thanks to its swing mechanism.   Visually, the aluminium border frame throughout the product family, attracts attention as an architectural highlight. The aluminum profiles and the reveal surface can be coated in all RAL colours offering further choice and exclusivity. Since the glass panes and frame feature a flush edge detail both internally and externally, and all variants are designed with an inclined surface, the range boasts not only a visually appealing seamless design, but also ensures that rainwater can run-off easily without leaving any dirty edges or water ponding. Safety is standard in the Flat Roof Access Hatch Comfort product family with fall-resistant glazing which can be walked on to a limited extent for cleaning purposes. As an additional safety feature, a light barrier is installed as standard which prevents the closing of the access hatch as soon as it detects something in the entrance area. In terms of energy, the new roof access hatch continues the tradition of all LAMILUX skylights: The overall system, which is free of thermal bridges and isothermally balanced and the option of special glazing meets modern demands for sustainability, energy efficiency and climate protection which ultimately save heating costs and minimizes condensation. All four products in this family have one further thing in common: They are delivered completely pre-assembled to the construction site, lifted onto the roof by a crane provided by the customer and then installed swiftly and easily. This minimizes the risk of errors and saves valuable time – both for the contractor and for the apartment user who ultimately gains access to the roof terrace.

It provides a total manufacturing solution for roof, ceiling, wall and floor access products – both fire-rated and non‐fire-rated – to the construction industry. Those products and technical data can be found on NBS Source. Access 360 works closely with specifiers to support the initial design and specification stages through the supply of technical documentation, digital (BIM) object models and complete specification clauses. By also working in conjunction with clients to handle the technical drawings and full manufacturing design elements from the initial stages of a project through to delivery, all necessary information is provided in the clearest and most accessible format possible.As part of a recent webinar on Collaborative Specification Writing, Access 360’s Divisional Specification Manager, Christian Baker‐Smith, explained how the three businesses are benefitting from NBS platforms, namely manufacturer product platform NBS Source and cloud‐based specification platform NBS Chorus.“NBS Source offers Access 360 a readily available source of technical data for our customers. Christian continued:“Before using NBS Chorus, documentation may not have been updated, leading to a risk of incorrect data being issued. This required a significant amount of time to check standard documents. The format of the documents would also look different, depending on which of the business divisions created it. Now, NBS Chorus has removed the requirement to review and update our clauses, as this happens automatically within the software and allows us to present documents to the marketplace in a uniform format, which is really important.”For every new product launch or upgrade which changed performance of existing products, it would require a significant amount of work to set up the documentation. However, with Chorus, Christian says that writing specification documents is significantly easier, as all products are easily located under the Uniclass reference on NBS Source and within NBS Chorus.We used to have a review period every quarter to check that all the documentation was correct and check everyone’s laptops were up to date. Using NBS Chorus has led to a considerable cost saving for the business in this area as we know that we can totally rely on Chorus to be up to date with the latest information our clients require."Christian also highlighted the feature in Chorus Revisions as an additional factor for boosting Access 360’s efficiency:“It’s much easier to make revisions on Chorus. Previously, you could easily lose a specification set when a client changed something, whereas all of the information is now held on a centralised system, which makes it quick and easy to update. As part of the iconic Manchester Central Library's three-year overhaul to make its facilities more accessible, a bespoke flooring solution was supplied of Resuflor Terrazzo and Resuflor Screed to complete this refurbishment and give the buidling a great new appeal. The terrazzo provided a super smooth decorative floor and the epoxy screed incorporated fine aggregate on the surface to the stairs and ramped areas of the building to promote an anti-slip finish.The multi-million pound refurbishment project saw public entrances of the Grade ll listed building restored to their 1930's appearance. New staircases and lift shafts were inserted to improve access throughout the building.The brief on this project was to provide a modern functional flooring solution that complemented the library's unique neo-classical style.The besposke design of Resuflor Terrazzo was supplied in a special colour pallet to complement the neo-classical design features of the library. The system was chosen because of its seamless properties, ensuring a flat, continuous floor surface with extreme durability for a long term solution.The product was also used as a pre-cast terrazzo system on some central stair areas of the library.Resuflor Screed was supplied and applied on the ramped areas as a semi-decorative finish with a special aggregate bead incorporated for improved slip resistance.The end result was a functional floor capable of withstanding heavy footfall that fitted with the aesthetic requirements of the overall design superbly.

Fast, sustainable construction of fibre reinforced floor slab for London academy school

This major redevelopment of Charlton Park Academy school involved replacing temporary mobile classrooms and a single storey building with a two-storey steel framed brick building to better meet the needs of students, teachers and carers. A structural flooring solution was required for use over precast planks, covering 800m2 on the ground and upper floor at a depth of 75mm to 120mm. Space and access would be challenging, due to the small footprint of the site, proximity to the existing school building and access from a busy main road. Given the large floor area, a traditional sand cement screed would have been very time consuming to place. Tarmac’s TOPFLOW SF a self compacting steel fibre reinforced concrete was chosen as the solution. Its flowing nature would allow it to be quickly pumped into place and adapt to the variable thickness criteria. TOPFLOW SF is designed to act as a structural topping with both, steel mesh & fibre reinforcement. The steel fibres added to the TOPFLOW SF gave its robustness and flexural strength as it was being placed over a precast plank system that could flex with loadings. They also reduced the risk of cracking. By replacing steel mesh reinforcement, it helped avoid problems with access, storage and handling and kept the site open for parallel trades. Using TOPFLOW SF rather than a sand cement screed or reinforced concrete, improved productivity and saved time. This saved 13 days or just over 2.5 weeks on the programme.
