630 Sash Windows Restored at Grade II Listed Liverpool LandmarkKEY FEATURES: COMMERCIAL, GRADE II LISTED, SASH WINDOWS, LARGE DEVELOPMENT, RENOVATION, VENTROLLA PERIMETER SEALING SYSTEM (VPSS), VICTORIANThe Grade II* listed Port of Liverpool building was built in the early 1900s and makes up one-third of the “Three Graces” based at Liverpool’s Pier Head, a UNESCO World Heritage site.It was extensively damaged during the Blitz in 1941, and in 2008 we were proud to form part of the major internal and external restoration project, worth £8.5 million, by (then) owner, Liverpool’s biggest commercial landlord company, Downing.The building is home to some of the most prestigious companies in Merseyside, including Rathbones Investment Bank, and is one of the largest projects ever undertaken by Ventrolla.The 630 windows were renovated and upgraded by Ventrolla using the Perimeter Sealing System (VPSS), thus draught-proofing the windows, as well as renovating all the rotten exposed timbers and replacing timbers where necessary. The VPSS system has been independently tested (Class 3 of BS 6375-1) to withstand winds of up to 71mph, something which will come in useful against the harsh sea winds experienced by this building.A spokesperson for Ventrolla, said:“At Ventrolla we are committed to renovating historic buildings in a way that allows them to retain their character and be energy efficient. The winning design was created by Sir Arnold Thornley and F.B Hobbs in collaboration with Briggs and Wolstenholme.The building has also had more than its fair share of fame, being used as a film set in several productions, including The Adventures of Sherlock Holmes & Foyles War (TV series).Ventrolla offers a bespoke renovation service for timber sliding sash and casement windows as well as timber doors. Ventrolla has its central office in Harrogate, North Yorkshire, with additional offices throughout the UK and Ireland.

Plus, the leaves were vandalised, requiring regular repainting. We supplied our extra-wide, single-leaf doorsets with concealed hold-open closers, offering superior safety by reducing the ligature risk. We also used a vandal-resistant PVC facing to brighten the space and minimise regular maintenance costs.

West Lothian Council schools, Deans Community High School and Armadale Academy, are maintained by Bellrock Group under a contractual PPP3 project agreement. Taking on this maintenance management for the two school buildings places the Bellrock management team as the Responsible Person when it comes to compliance to fire safety maintenance which incorporates fire rated doors.With this in mind, Martin Igoe, Senior FM for Bellrock, engaged with Yeoman Shield Fire Door Services when it came to assessing and protecting the condition of the schools’ fire doors with an impact protection system.As a brand name of Harrison Thompson & Co. Ltd. who are a registered FIRAS Warringtonfire (a UKAS accredited scheme for fire door and passive fire resisting products installation) company, Yeoman Shield Fire Door Team were able to undertake a conformity survey of the doors in both schools.This consisted of an assessment of the condition of the fire doors, noting remedial work required to improve the doors functionality, replacement of doors where required as well as noting advisory door protection products that could improve the look, condition and extend the life cycle of the doors by solving impact damage problems.After an itemised quotation for the work had been raised and accepted, Yeoman Shield directly employed fixing operatives carried out the work simultaneously at both school sites simultaneously in accordance to Bellrock’ s programme.Remedial work to both frame and fire doors, replacement doors as well as Yeoman Shield Fire Rated Protection products which were Door Protection Panels, Door Edge Protectors and PVCu clad Glazing Beads were fitted by the accredited teams following best practice guidance.Martin Igoe commented “Having previously used Yeoman Shield on school projects in Aberdeenshire I was more than happy to again collaborate with Yeoman Shield for the Deans Community High School and Armadale Academy.“Their door protection products are great; not only have Yeoman shield re-certified the old fire doors for conformity, they have also extended the life of the doors by fitting a hard-wearing cladding to each. This makes them more durable for the rigours of school life, they look amazing and are so easy to clean.Further phases of the fire door work have been scheduled for later in the year.

Another example of the BBA Approved asbestos roof coating system, Asbestsoeal from Liquasil Ltd. The asbestos cement roof was first cleaned using a closed box pressure washer. All waste was filtered and disposed of by a licensed asbestos disposal contractor. Metal fixings were treated with Liquasil SWT Corrosion Primer and then sealed, along with small cracks and holes, with Non-Sag Sealer before the roof was coated with Asbestoseal 20. The project included GRP rooflight replacement and new ridge detail and flashings.

Originally opened in 1863 and voted 'Best UK National Treasure' at National Geographic Traveller Magazine Reader Awards, the Grade 1 listed, iconic British landmark, The Temperate House at Kew, reopened in 2018 after a major five-year, £41 million restoration. Comprising five pavilions and showcasing over 10,000 new plants from all over the globe, this glass cathedral is the world’s largest Victorian glasshouse, protecting the often rare and tender plants throughout the UK’s cold winters. Commissioned in 2017 by renowned architects Donald Insall Associates - heritage and historic building specialists - and working with ISG, the global construction and engineering company, Britannia designed and manufactured 146 bespoke cast iron floor grilles - a total of 73 linear meters - to house part of the vast new sunken trench heating system. The original inadequate and inefficient heating, ventilation, and irrigation systems were no longer in adequate condition or sufficient for the purpose, and a new biomass underfloor heating system was added to produce ambient temperatures for the plants without impacting the integrity of the building. The finished bare metal design CGA03, meticulously created by our highly experienced pattern makers, echoes the original traditional Victorian grilles found elsewhere within the glasshouse complex and has since become Britannia’s signature grille. We are exceptionally proud to have been chosen and trusted to complete this award-winning project and are equally proud of our teams to produce it – from design, to manufacture, to installation.Frequently referred to as Cathedral, Ecclesiastical, or Victorian decorative floor grilles and as seen here, often placed over channels holding heating pipes, they provide a practical and decorative heating vent. Originally designed for churches they are increasingly popular in private houses, greenhouses, and commercial building developments. Britannia Metalwork worked with building contractors Gilbert-Ash and Architects Hawkins/Brown in designing, fabricating, and fitting bespoke decorative floor grilles to replace the damaged originals in the Orangery at the City of London Freeman’s School.It was a project that we were thrilled to be commissioned for and work that we are extremely proud of - the grilles were manufactured, delivered and fitted within the project timeframe, despite pressures of the ongoing global pandemic of 2021.The 168-year-old City of London Freemen's School is set in 57 acres of Ashtead Park in the heart of Surrey. The masterplan scheme included the renovation works to the Grade II listed Main House (including an energy centre), and some new buildings including junior school, dining hall and assembly hall as well as landscaping and car park works. The total cost of the project was £15 and won a place as a Finalist in the 2022 Conservation & Regeneration Constructing Excellence SECBE Awards.Britannia was commissioned to design and make a total of 33 bespoke cast iron grilles, with bare metal finish, to be placed within the marbled floor of the historic and beautiful Orangery. dormakaba was awarded the contract to provide an integrated IT solution for the first college that was built on the new Heslington East site- Goodricke College, named after the British astronomer John Goodricke, offering accommodation and other facilities for students. dormakaba installed a fully integrated solution at the college, comprising dormakaba Exos system, CardLink standalone components, C-Levers and pExtra high securitymechanical cylinders. Geoff Brown, Security Manager at University of York commented: “dormakaba's Exos system is the software that allows us to centrally manage the system. The University of York has 9 colleges and in each college we have residential students. Residential students have a dormakaba card that allows them access to the main building and also we allow access to communal areas, including the cycle shed.” Installing fully integrated system enabled the university to have a cost effective and flexible access control on any door, barrier, lift or access point coupled with a reliable and accurate time recording solution for staff, students and contractors. Mark Barber added: “One of the big plus points of it, is that we are able to feed Exos on a nightly basis with records from our people data base which contains all our current staff and students- so we always have up-to-date list of university members in the Exos data base. One of the by-products of that, is that we can also feed through into Exos expiry dates of when staff or students are about to leave so without any other interventions, by setting certain parameter within the interface, people’s access right can be revoke automatically and universally in the dormakaba system”. Further developments under one unified dormakaba Exos system, included control of doors at the Physics and Electronics building that has been added onto the existing campus. A further online Exos doors, C- Levers and pExtra cylinders were installed at various new department buildings throughout Heslington East, including Theatre, Film and TV (TFTV), Law and Management (L&M), Computer Science Building (CSB) and the Communal Area(HUB). False fire alarms have risen by nearly 16% in just 6 years at NHS trusts across England; stretching resources, unsettling patients, and disrupting vital healthcare.Figures from NHS Digital reveal there were 19,566 false fire alarms at NHS trusts throughout 2020/21, with some trusts recording upwards of 500 false alarms.The worrying results reveal that both in the past year and historically, several patients have sustained ‘injuries during evacuation’, highlighting the damaging effects of an unnecessary evacuation.With appointments cancelled, operations delayed, and a fall in emergency department attendances during the period, we might have expected to see the number of false fire alarms fall significantly during the pandemic.At a time where it is vital to avoid the crowded corridors and large gatherings at assembly points that follow an evacuation, it has become even more pertinent to eradicate the causes of false alarms ensuring a socially distanced environment for vulnerable patients.Of the 19,566 false alarms 5,742 resulted in a callout, firefighters respond to all alarms as if they are real. This exposes the public and fire crews to unnecessary risk in their emergency response to unwanted fire signals, directing them away from real emergencies – threatening to place added pressure on the NHS.Across the 216 NHS trusts listed within the data, a total of 1,175 genuine fires were recorded.False alarms cost businesses and Fire and Rescue Service authorities an estimated £1 billion a year in the UK. In order to recoup this cost, the London Fire Brigade became the first fire service in the country to recover costs from hospitals with a poor false alarm record.A false alarm is a fire alarm signal caused by means other than a genuine fire, which has activated a fire detection and alarm system, these can include: equipment false alarm, environmental influences, accidental damage, and inappropriate human action, including the malicious activation of a manual call point.As recommended in BS 5839-1:2017 manual call points can be fitted with a protective cover to prevent false fire alarms. The British Standard Institute recommends in section 20.2b that: “All MCPs should be fitted with a protective cover, which is moved to gain access to the frangible element.“It is now recommended that a protective cover is fitted to a Type A manual call point to help prevent false alarms.”This is supported by fire safety guidance set out by the Department of Health which outlines the importance of “initiating measures to reduce false alarms and unwanted fire signals,” such as “the provision of lift flaps, or lift flaps combined with a local alarm device [which] are sufficient to control the possibility of undesirable actuation by patients.”Safety Technology International manufacture a range of protective covers, from integral covers to outdoor and sounder models; there are variations to suit all applications. These covers are specifically designed to prevent false alarms whether accidental or malicious.The Call Point Stopper is a protective cover ideal for areas with a risk of accidental activation, such as hospitals and healthcare facilities. The polycarbonate cover does not restrict the legitimate operation of vulnerable call points and helps distinguish a fire call point from a green electronic door release – often located nearby, this is a common cause of false alarms.Fire crews recently attended a false fire alarm at the Royal Blackburn Hospital after a discharged patient broke five break glass call points. If there is a history of malicious activations whereby patients or visitors intentionally activate the fire alarms, causing unwanted evacuations and disrupting important healthcare, the Euro Stopper offers a solution.The Euro Stopper provides a tamper-proof cover featuring the same sturdy UV-stabilised polycarbonate housing as the Call Point Stopper with the useful addition of an optional integral sounder and glow-in-the-dark frame. The 96 dB sounder emits a piercing alarm when the cover is lifted drawing immediate attention to the area, acting as a pre-alarm in a real emergency.If further robust protection is still required the Universal Stopper provides IP56 protection from the elements, with a tough outer dome or low profile cover strong enough to withstand the severest of knocks from hospital beds, trollies, or wheelchairs. The iconic architecture of the three Kranhäuser buildings in Cologne’s former commercial harbour is reminiscent of the old loading cranes that could once be found here. While the two initial structures were designed as office spaces, the last in the collection – Kranhaus Nord – is entirely residential. This means there were high standards to meet with regard to impact sound insulation in this construction. Fortunately, Schöck Tronsole® type T offered the perfect system solution in this regard.Both the structural engineering and architectural planning processes for this residence had to be adapted accordingly to suit the high-end use of the building. Unlike the design of the office buildings, the bridge abutments are connected via an atrium that leads to the premium apartments rather than being separated.The main stairwell runs right alongside premium apartments, which means sound proofing was a key consideration. This was required not only due to standard building regulations, but also for the fact that “as a provider of luxury apartments complete with a whole host of amenities for international clients, people expect top quality. Thus, the decision was made to use the Schöck Tronsole® sound proofing system: A tried-and-tested solution for integration into stairwells.”

This range is specially designed for areas with height limitation and load classes up to C250. Since this specific case involved a pedestrian tunnel, channels with heel-proof grates that comply with PMR regulations for people with reduced mobility were installed.
