With some of the city’s most breathtaking views, especially for those not afraid of heights, this is a fresh district featuring three residential towers, a development of 12 buildings, beautiful apartments with private luxury amenities, high-end retail, and fine dining venues.The overall experience of this amazing project is made even more appealing thanks to its network of interconnecting parks, cosy green courtyards, and romantic city squares.This project was complex, involving both TerraSmart Rail Paving and TerraSmart Pedestal Paving Systems. Both these systems are designed for waterproofed substrates with TerraSmart Rail being the ultimate raised paving system, unbelievably solid thanks to its unique lattice framework.Due to the height of the tower, we worked closely with Midgard Design Services to develop and install an appropriate wind uplift mitigation solution to keep the project within budget.The TerraSmart Rail Paving System was weighted using ballast weights, and installed in the joist frame to mitigate uplift – it couldn’t be fixed into the structural slab due to it being an inverted roof. The pavers were then mechanically fixed to the joists using a wind uplift visual fixing, which clamps down the entire system.The TerraSmart Pedestal Paving System was mechanically fixed to the structural slab as there was no waterproofing membrane to penetrate underneath. The wind uplift mechanical fixing was screwed into the top of the pedestals to retain the concrete pavers and prevent any movement in strong winds.The installation of the systems was beautifully done by ANC Construction and the proof is in the photos you see on our website.

With passenger growth at a five-year high, Heathrow Airport looked for new ways to make it easier and quicker for passengers to travel through the airport and board aircrafts quicker. dormakaba supplied and installed self-boarding gates, integrated with Heathrow’s Biometric system, as the ideal solution. Simon Wilcox, Heathrow Passenger Automation Programme Lead, recognised the growing number of passengers it handled every year and wanted an innovative way to make it easier and quicker for them to travel through the airport – without having to compromise on security. As such, the automation programme required implementing biometric gates that would bring facial recognition to each point of the departing passenger’s journey. The new technology would use facial recognition at check-in, bag drops, security lanes and boarding gates to create a seamless experience for passengers walking through the airport. When looking for the initial self-boarding gates, the team at London Heathrow Airport contacted dormakaba. After reviewing the requirements for the airport, dormakaba recommended and supplied its HSB-M03 Self Boarding Gates and PaxCheck Self Boarding Solution. dormakaba also provided its project management services, and the airport has taken out an on-going service contract for third and fourth line support. Andy Carter, Contracting Business Sales and Operations Director at dormakaba UK said “As part of their passenger journey, Heathrow required a bespoke and technically capable system to allow them to cope with the increasing passenger numbers whilst also providing a seamless passenger experience”. “The final project looks to have over 400 gates installed across the whole airport. Each one has dormakaba software on the gates, incorporating Heathrow’s biometric data, as well as a connection to the management server.” This challenge of complex integration was overcome by the close collaboration between dormakaba engineers and the project team with London Heathrow Airport’s team, and suppliers for third party products and systems. Currently, Terminals 2A, 2B and 5A have been completed, with Terminal’s 3, 4, 5B and 5C scheduled for completion by end 2020. Completed terminals now benefit from a market-leading, self-boarding solution that adheres to all the latest relevant security and build standards as well as third and fourth line support from dormakaba. Across these completed terminals, passengers present their boarding pass to a reader on the gate, which then scans and checks the pass with the airline’s Departure Control System (DCS) and either opens or remains closed depending on the response. For passengers departing on domestic flights, the gate also uses facial recognition technology to verify that the passenger boarding the aircraft either entered the airport through the front door or has been through a UK Border Force check since arriving on an international flight. Its installation being partnered with the airport’s chosen biometric provider Atkins, this system allows domestic passengers to mix with those transferring between international flights at Heathrow in the Common Departure Lounges, where they can enjoy all the benefits of the many dining and retail outlets, as well as the numerous lounges available. The self-boarding solution also includes a web-based administration programme, PaxCheck, that allows for management of the gates and sends reports of passengers and when they passed through – allowing for faster boarding, and fewer staff. This also means airport and airline management can have live stats on the numbers of passengers passing through the gates in any given period

450 sash windows restored and double glazing installed by ventrolla at royal academyKEY FEATURES: COMMERCIAL, GRADE II LISTED, SASH WINDOWS, EDUCATION, RENOVATION, DOUBLE GLAZING, VENTROLLA PERIMETER SEALING SYSTEM, VICTORIAN.After the existing windows, dating back to 1862, were given their marching orders due to their poor condition, the timber renovation specialists were drafted in to upgrade the ageing sashes.As part of a £7.5 million refurbishment across two years, the Grade II listed building, used by the Army Medical Directorate, presented 450 sash windows in dire need of  complete renovation and upgrade due to many years of exposure to the elements.The majority of sashes were one and a half metres tall with larger ground floor windows reaching two and half metres.The deteriorated condition of both the sashes and frames meant the building was very draughty with many of the windows being rotten and inoperable.To remedy these problems the rotten timber was routed out of the original box frames, and replaced with Ventrolla’s patented epoxy resin VR90. Preserving the original sash windows was just as important as improving the energy efficiency of the building.Following this process, the unique Ventrolla Perimeter Sealing System (VPSS) was installed to combat draughts and reduce external noise. The sash cords were then replaced, pulleys serviced and sashes correctly balanced to ensure the smooth and safe operation of the windows. Andy Meachen, Project Manager of the Military Academy, said:“The service that Ventrolla provided was excellent and we were very pleased with the final result. The new facility will be home to more than 500 council and public sector staff, a Job Centre Plus and a Citizen’s Advice Bureau.The building has been constructed with many environmentally friendly elements including solar panels, air source heat pump and electric vehicle charging points. The Portal’s envelope is wrapped at the top and bottom with an attractive, copper coloured metal cladding and a newly formed public realm area will surround the exterior, with bench seating and green landscaped sections.Internally, 'The Portal' consists of large open plan working areas with smaller subsection meeting rooms, break out and kitchen spaces which are present on each level and a main central staircase for circulation.Metal Technology Ltd supplied its 10-35Hi+ commercial entrance doors and System 17 capped curtain walling for the large, glazed sections of the build to approved fabricator and installer RED Systems Limited.Due to open its doors in Spring, it’s fantastic to have been involved in this state-of-the-art, commercial project, which is a catalyst for the wider Ellesmere Port Town Centre regeneration master plan.

Lang+Fulton were asked to supply louvred screening to provide shelter and a visual barrier for the café and outdoor pool areas at the Portavadie Marina Resort. A 2.5m high screen of Italia-100 panels was installed to provide 100% visual screening. The louvres have a free area of 29%, which helps to reduce wind loading, but, in order to cope with potential storm force conditions, the RHS posts were specially designed in accordance with BS EN 1991-1-4. A store area for bins and a secure compound for service plant fored an additional part of the contract. The steel louvres were polyester powder coated in a muted grey (RAL 7015) to a marine grade standard of finish to blend with the surroundings and withstand the harsh coastal climate.

Mile upon mile of data network and power cable is installed under raised access floors where it can be organised and routed safely out of sight. The problem is that the same void, hidden from view, also contains water service pipes feeding air conditioning units, toilets and kitchens. A tailored, robust, hybrid solution needed to be installed meeting multiple requirements, primarily at low level, within the floor voids around the perimeter of the data halls with distance measuring systems monitoring CRAC units, plumbing and other plant. Additionally, a range of zonal systems provided early warning alarms and automatic isolation for water, refrigerant gas and oil leak detection.The solutionFloodline® HLD, Ranger® distance measuring system and a range of zonal senorsAndel’s Floodline® is a flexible, future-proof, zonal and distance measuring leak detection system. State-of-the-art, hybrid, Floodline® HLD multifunction control panels were installed in conjunction with Floodline Ranger® distance measuring systems and a range of zonal leak detection sensors including water, refrigerant gas and oil. Floodline® HLD control panel can monitor up to 224 zones using a combination of resistance-based and Modbus-enabled sensors.High-visibility Floodline Ranger® cable provides up to 1500 metres of continuous leak detection, detecting the presence of water and conductive liquid at any point along its entire length. Conductive-polymer technology construction makes the the sensor highly resistant to corrosion and abrasion. Sensor cable was strategically installed in floor voids to continually monitor the server halls, ensuring early leak detection through alarms and automatic valve shut-off systems.  The system triggers audio-visual alarms as well as sending onward communication to BMS. Resilient, sustainable, cost-effective, easy to install and maintain, Andel’s Floodline® is a flexible, future-proof, zonal and distance measuring leak detection system. Proactive approachPrior to installation, great care was given to ensure the customer was happy with all Andel’s Floodline® equipment and to demonstrate the superior build-quality and functionality and to allow the customer to see and handle the equipment first-hand. The customer was provided with all relevant technical specifications and user information. The project involved detailed assessment and planning for the five sites. Bespoke installation kits were manufactured in advance for each installation team. Andel put together mobile crews to visit each of the sites. The installation took 20 days from start to finish, meeting the deadline. The resultA successful leak detection installation that fulfills the customer’s brief, protecting priority servers and IT infrastructure in new major data centres. This flooring solution is particularly useful for fast-track or tightly scheduled screed laying. The newly laid Rapidur® B5 screed floor is ready to receive floor covering after approx. 3 days – after achievement of moisture content ≤ 1.8 % CM. Sopro Rapidur® B5 is supplied in 25kg bags, with 40 bags per pallet.Sopro Rapidur® B5 was installed directly on top of Merlin Barrier Coat wet on wet. The screed was ready for waterproofing/tiling after 3 days. This system was also used to repair the Jacuzzi’s surrounding walls prior to waterproofing, tiling, and grouting.Sopro RAM 3 levelled the deck area (3-60mm) between the drainage channel edge and pool perimeter movement joint. Sopro RAM 3 was bonded with Sopro GD 749.

Artform Urban provides colourful external furniture elements to a new state-of-the-art Children and Young Peoples' Mental Health Service (CYPMHS) inpatient unit for West Yorkshire. Based at the St Mary’s Hospital site in Armley, Leeds, the five-year project led by Leeds and York Partnership NHS Foundation Trust opened in January 2022. The new facility comprises a 16-bed general adolescent ward and a 6-bed psychiatric intensive care unit all supported by an expert team to offer a range of therapies and support. The building wraps around central courtyards to provide dedicated access to garden spaces at all times. In total there are 4 separate outdoor spaces all have been furnished by Artform Urban Furniture. The primary products specified by Ares Landscape Architects are the Loop range of street furniture; including curving loop benches, conical picnic sets, and Hop Op 500 stools. The products are ideally suited to CAMHS units due to the minimal design and lack of any removable fixtures. The Loop range is formed of rotationally moulded Polyurethane which creates a soft and flexible surface with no sharp edges - this was a key factor in why these products were chosen. The Loop range is also lightweight and can be easily positioned and secured in place using hidden fixtures or alternatively filled with sand or water to be self-weighted units that can be moved as and when required.A bespoke element has been introduced with circular sheets of HPL (High-Pressure Laminate) being added as table toppers to achieve a tamper-proof finish. HPL is manufactured by combining sheets of recycled paper with a binding resin under high pressure - achieving a robust weather-resistant material ideal for external environments.The playful design and inviting colours create a positive and calming atmosphere encouraging time to be spent outside in the fresh air. In the larger garden space, several Stone benches have been installed - in various finishes. The pebble-like design sits naturally in the leafy garden and creates an impromptu social space.In order to facilitate client timings, Artform provided an installation service as well as advice/ guidance during out-of-usual operational hours between Christmas and New Year.For the final installations - Full coordination with the management team was required at Red Kite View as it was now a live site. It was imperative there was no interruption to the patient’s routines while the products were moved through the building and installed.The building was designed in collaboration with clinicians and young people who all contributed their ideas, hopes, and aspirations for care. They also helped to decide on the name ‘Red Kite View’ as nature is strongly associated with mental wellbeing and rehabilitation.

The new partitioning moveable walls help ensure there is always the required room space available to accommodate the myriad of meetings that happen each week. “This is a great example of how a combination of solid and glass acoustic folding walls can create flexible meeting room space which offers light and visibility but is also very private,” said Steve Williams, sales director for Style Midlands.“These walls are so effortless and light to manoeuvre that the space can be reconfigured in minutes, which means different room options can be created for different meetings throughout the day.“The glass moveable walls also retain that feeling of having open plan space, whilst the impressive acoustic integrity of these folding walls means that meetings can take place completely undisturbed.”Further adding to the interior design of the room, graphics were added to the solid moveable wall with matching manifestations on the glass.

The steelwork is hot dip galvanised to BS EN ISO 1461 and also meets UK structural design laws with EN 1090 accreditation. However, the client required the timber slat inserts to be provided in the house colour grey, which we sourced from Denmark to remain consistent.

They are attentively designed down to the finest detail, and even when they’re not seeking attention they have a huge effect on people’s lives in the city. „This is proof of our aim to approach public spaces with respect to their context,“ said mmcité chief designer, David Karasek. „We are setting the bar for outdoor design as if it were conventional furniture. Furniture that must meet standards a thousand times more exacting than anything we have at home, thanks to the host of limitations on materials and technologies, as well as ensuring resistance against bad weather and vandalism,“ he concluded.The flexibility that the spatial design creates, the bespoke detailing of key design features (e. g. the seating planters across Princess Way and Knoll Walk, the green wall in Knoll Walk or the new High Street gate), the careful choice of paving materials and sensitive planting design – all of this illustrates a high level of placemaking ambition and innovation which prepares Camberley town centre for its future.

The sash windows, however, were not renovated at the time.Now Ventrolla has refurbished all sash windows at the premises with many of the sash units being totally removed and repaired.Soundproofing was a key factor in the project with residents keen to see the issue of noisy sash windows finally resolved.Ventrolla installed its unique Perimeter Sealing System (VPSS) into the gap surrounding the window sashes, which then eradicates rattles and also reduces draughts and dirt ingress. Martin Northey, Project Surveyor at Collinstown Construction, which oversaw the scheme, said:“This particular project needed to be handled with the utmost of care as the residents were still occupying their homes while work took place.”“To keep things running as smoothly as possible, all communication went through liaison officers who booked appointments with the 44 residents for Ventrolla to work on their sash windows.”“We are extremely pleased with the improvements Ventrolla’s sealing system has made to the performance of the sash windows in the flats. Heighington Hall | Helping To Restore A Grade II* Listed HomeMr & Mrs Anderson’s period home had some sash windows and a period door that were cold and draughty, and some windows that were completely stuck shut. But as the owner of a stunning Grade II* Listed property in Heighington, Darlington, they were only too aware of their responsibility to protect their home’s heritage. So, when they saw Ventrolla recommended by Sarah Beeny on the television about her home, Rise Hall, they got in touch.This was back in 2017, and we’ve continued to work on their beautiful house ever since, phasing the work over the past five years.Phase oneThe first project we completed was for the sash windows in two of the bedrooms. Both were sealed shut, so following a survey, we completed renovation works including sill repair and replacement, incorporating our innovative Ventrolla Perimeter Sealing System to eliminate draughts, and our Sash Removal System (SRS), so that any future decorating or repairs could be completed effortlessly. Both windows were completed with antique brass hardware, to complement existing fittings in the property.Phase twoIn 2018, The Anderson’s contacted us again. This time to complete work on their master bedroom window. This 6 by 6 pane Georgian sash window required extensive repair work, rail and sill replacement, and again we incorporated our unique draught-proofing and SRS systems.We also surveyed a pair of French doors for restoration – in the end, Mr & Mrs Anderson decided that they would prefer replacement doors made, rather than repairs carried out. As these were an exact, like-for-like replica of the existing doors in their home, Listed Building Consent wasn’t required. We crafted stunning timber French doors to mirror the originals, creating a seamless look and feel ­– including glass specially chosen to blend strength with the subtly ‘distorted’ look of old, heritage glazing.Following the works carried out, Mrs Anderson went on to review Ventrolla on independent review website, Trustpilot, rating Ventrolla 5-stars and commenting:“Excellent workmen. Pleased with product and will recommend.”Ventrolla replicated the existing Georgian timber doors, hand crafting new versions in their workshop.Phase threeWe were delighted to hear from The Anderson’s again in 2019 – and undertook restoration work on two of the property’s dining room windows. A complex project, due to foliage on the exterior restricting access, our team worked to release stuck sashes and restore them to their former glory. The works in this phase also included new joinery elements – replicating the existing single-glazed sashes with new versions, hand crafted by Ventrolla, in their Harrogate workshop.Phase fourMost recently, this year we were brought in to help Mr & Mrs Anderson again – to refurbish, draught-proof and craft new sashes for a sash window in a bathroom. Repairing the sash box and providing replacement sashes, we completed the window works with polished brass hardware.Mrs Anderson commented:“Once again, I was very pleased with all aspects of Ventrolla’s work. The team were reliable, polite and tidy – and my new windows look excellent. They’ve made the room warmer and less draughty.”Heighington Hall was thought to have been built in the early 17th century, and the home has many stunning Georgian features of the time, such as the twelve-pane sash windows, the sandstone front exterior and detailed stonework with fluted pilasters, dosserets and a scrolled pediment around the door. The interior exploits the high ceiling and large-scale steel structure where a central staircase doubles as terraced amphitheatre-style seating. Clad in Junckers’ solid Nordic Oak flooring with nosing in contrasting Black Oak to achieve an LRV differential of 30 points, the stairs form a visual and social focus in the building, creating a flexible, infinitely useable space. “The central social stair is a key design feature that links the spaces on different floors and provides clear, intuitive wayfinding for visitors. The warmth and natural character of the Nordic Oak flooring complimenting the red laminate cladding helps visual orientation running up through the public spaces” said Alan Shields, director, RPP Architecture. The solid hardwood flooring forms a hard-wearing and long-lasting surface ideal for high traffic areas and the natural warmth of the timber adds to the material beauty of the interior. With strong sustainability credentials, Junckers’ flooring plays a part in the architects’ design to create a building which is more efficient and less costly to operate and maintain, future-proofed for generations to come. The building also houses a performance studio with Junckers’ sprung SylvaSport Beech flooring and the one-of-a-kind Union Bar which has been fitted with a reclaimed Junckers’ sports floor. With the old line markings intact, the floor has a rustic, industrial look which will hide a multitude of sins in a busy student bar. It was finished with Junckers’ High Performance Friction+ lacquer to provide a slip resistant surface. The reclaimed floor was sourced with the help of Junckers’ Buy Back Scheme. Junckers connects with flooring contractors who specialise in reclaiming wood flooring by providing details of projects where an old floor needs lifting, as well as acting as liaison between contractors sourcing a floor which can be repurposed. The sports floor fitted in the student bar by Oakvale Wooden Flooring was lifted from a school sports hall in England by Hargreaves Reclaimed Flooring.

A record number of manual call points were maliciously activated across England for the year ending March 2022.The highest annual number of malicious false fire alarms on record came as people returned to public buildings en masse in a period markedly unaffected by COVID-19 lockdowns.The latest Home Office figures reveal there was a total of 3,212 false fire alarms caused by the “malicious activation of [a] fire call point/alarm” in England for the year ending March 2022, surpassing challenged hoax calls as the largest reason for malicious fire alarms.Accidental activations also increased over the period; 14,452 false fire alarms were recorded due to the accidental and careless activation of life safety equipment, including manual call points.Every false alarm is costly, disrupting schools and businesses, placing unnecessary strain on our emergency services and reducing public confidence in fire alarms.Despite online learning, working from home and limits on social contact, false fire alarm numbers, although down, persisted during the pandemic.As schools, offices and shops saw reduced attendance and footfall, malicious false fire alarms survived; now in a post-COVID world, there has been a boom in the number of false alarms plaguing the country.Continuing to be the largest incident type, false fire alarms accounted for 40 per cent of the incidents attended by Fire and Rescue Services in England for the period – fires accounted for just 26 per cent.Repeated false alarms reduce the public’s confidence in fire alarms, contributing to alarm fatigue and a complacent attitude toward evacuations. Alarm fatigue occurs when a person becomes desensitised to an alarm due to repeated false alarms and as a result, fails to react appropriately in an emergency.Safety Technology International manufacture a range of protective covers, specifically designed to prevent false alarms whether accidental or malicious.The STI story began in 1980 with a challenge by a school headteacher who wanted to stop their false fire alarms. And with similar figures reflected across the UK, over £1 billion is lost every year due to false alarms.To recoup this cost the London Fire Brigade became the first fire service in the country to recover costs from buildings like hospitals, airports and student halls with a poor false alarm record.Firefighters respond to fire signals as if they are real, this exposes the public and fire crew to unnecessary risk in their swift response to false alarms, directing them away from real emergencies.Under The Regulatory Reform (Fire Safety) Order Act 2005, it is the responsibility of the building owner or the “responsible person” to ensure effective fire precautions are in place to protect staff, customers or visitors.Several precautionary steps can be implemented to prevent false fire alarms before they occur; routine testing and maintenance of call points is a must to ensure proper operation, but it is not the only proactive approach.As recommended in BS 5839-1:2017, manual call points can be fitted with a protective cover to prevent false fire alarms. The British Standard Institute recommends in section 20.2b), that: “All MCPs should be fitted with a protective cover, which is moved to gain access to the frangible element.“It is now recommended that a protective cover is fitted to a Type A manual call point to help prevent false alarms.”

The ProjectA well established contractor asked us to provide a range of products on a supply only basis. Using the experience and knowledge of the Streetsure team, we offered a variety of products that suited the specific elements of the brief. We supplied CAD designs and .dwg files to build into the clients BIM model. We provided quotes on a mix of bespoke and standard range cycle parking, corner protectors, mesh panelling, mailboxes, lockers, benches and planters.The SolutionThe Streetsure team secured the contract and project managed the supply of these products to budget and within an agreed timeframe.We supplied Double Decker Cycle racks, space planned strategically to fit as many spaces into the area as possible along with corner protectors to reduce any damage when loading/unloading bicycles. Our ‘08 series’ recessed option was the mailbox of choice for this project. We sent off for an anomatch colour - a bespoke colour which we purchased and applied at the manufacturing facility to create a unique one-off product, perfectly matched to the architects specifications. Streetsures secure lockers were supplied for a key fob access mail room. Bespoke STRATA timber benches with steel legs and aluminium planters, powder coated in RAL 8028 were supplied for a resident only access rooftop location, creating a unique viewing experience over the London skyline.

630 Sash Windows Restored at Grade II Listed Liverpool LandmarkKEY FEATURES: COMMERCIAL, GRADE II LISTED, SASH WINDOWS, LARGE DEVELOPMENT, RENOVATION, VENTROLLA PERIMETER SEALING SYSTEM (VPSS), VICTORIANThe Grade II* listed Port of Liverpool building was built in the early 1900s and makes up one-third of the “Three Graces” based at Liverpool’s Pier Head, a UNESCO World Heritage site.It was extensively damaged during the Blitz in 1941, and in 2008 we were proud to form part of the major internal and external restoration project, worth £8.5 million, by (then) owner, Liverpool’s biggest commercial landlord company, Downing.The building is home to some of the most prestigious companies in Merseyside, including Rathbones Investment Bank, and is one of the largest projects ever undertaken by Ventrolla.The 630 windows were renovated and upgraded by Ventrolla using the Perimeter Sealing System (VPSS), thus draught-proofing the windows, as well as renovating all the rotten exposed timbers and replacing timbers where necessary. The VPSS system has been independently tested (Class 3 of BS 6375-1) to withstand winds of up to 71mph, something which will come in useful against the harsh sea winds experienced by this building.A spokesperson for Ventrolla, said:“At Ventrolla we are committed to renovating historic buildings in a way that allows them to retain their character and be energy efficient. The Port of Liverpool Building is a striking landmark on the Liverpool riverside and we are delighted to play our part in its regeneration.”Ian Orton, a Director of Downing, said:“Ventrolla’s work is part of a £10 million restoration programme that Downing is undertaking to restore the Port of Liverpool Building to its former glory and enhance its appeal as a contemporary office space.”Now owned by Amtrak Real Estate (who purchased the building in 2015), the Port of Liverpool building remains an iconic part of the docks in Liverpool, the design of which was the result of a competition for local Architects to submit designs for the new building in 1900 and the first prize was £300. The winning design was created by Sir Arnold Thornley and F.B Hobbs in collaboration with Briggs and Wolstenholme.The building has also had more than its fair share of fame, being used as a film set in several productions, including The Adventures of Sherlock Holmes & Foyles War (TV series).Ventrolla offers a bespoke renovation service for timber sliding sash and casement windows as well as timber doors. Ventrolla has its central office in Harrogate, North Yorkshire, with additional offices throughout the UK and Ireland.
