TS.11204 Cam Action Door CloserThe 153-bedroom Village Hotel is a recent addition to the growing Village Hotels chain. As its fitting out neared completion, we were contacted by our client, who reported a problem with the doors not being held fully shut by the closers. This would obviously be a fire safety issue and, with 307 doors to fit, was a challenge that needed to be overcome quickly.Rutland personnel visited the site to diagnose the cause and found that the door architraves were deeper than normal. This extra depth reduced the pre-tension capacity of the closer to hold the door shut.The solution identified was to increase the angle of the closer arm when the doors were closed from five to ten degrees. Back at Rutland headquarters, this design modification was quickly made to the TS.11204 closer and the revised versions supplied.They worked perfectly, thereby enabling the hotel to keep the desired door closer specification and know that all its doors were fully fire safety compliant.

The Portals Hills Boutique Hotel in Mallorca consists of 29 condos and 2 penthouses. Visitors are immediately struck by the flawless white facade and soft, rounded corners. With floor-to-ceiling glazing, extensive balcony and terrace areas overlooking the Mediterranean and an infinity pool, balustrades were a key design element. The balustrade not only needed to provide transparency, but also an ornamental appearance. The Q-line posted railing system ultimately comprises 316-grade stainless steel posts and handrails with delicate steel bar infill running horizontally. For some parts, curved bars were installed.

Stopgap 800 wearcoat has been used to create a visually striking floor finish at a new organic meat restaurant in South London. First, contractors lifted the old wood floorcoverings to ensure it was suitably sound, smooth, and dry. To guard against excess subfloor moisture, contractors applied Stopgap F77 waterproof surface membrane to isolate excess subfloor moisture. Stopgap 800 Wearcoat was then applied over the entire subfloor. Stopgap 800 was selected due to its capabilities when it comes to upgrading and renovating new and existing internal floors, where floorcoverings are not required to be installed, making it perfect for this project.

The system was combined with hard and soft landscaping to provide the different aspects of the various terraces, stairways, podium decks and rooftops.The Bauder Hot Melt structural waterproofing system is ideally suited as a waterproofing system beneath paved or ballasted surfacing, car parks, podiums, plazas, green roofs and substructures.Project challengesA key challenge for this project was the fact that Muse Developments and Morgan Sindall, who were working jointly on the development, were looking for a single source waterproofing. Bauder proved to be the perfect fit, covering and delivering all elements of the waterproofing systems.The resultApproved contractor Briggs Amasco carried out the works on the 5,400m² of the separate roof areas, whilst expert Bauder site technicians carried out a total of 26 site visits over the duration of the project to ensure the quality of the installations. Many of the GRP Riser Floors we install are fitted during the initial build. Using a framework made from GRP profiles, capped with panels of GRP Grating, we fill usually simple shapes as a building goes up, ensuring people and equipment can’t fall down the holes required for services installation.In an older building, the chances are the services are already in place, which means we need to cut around any pipes, cables and ducting to ensure a neat fit with no gaps.Gainsborough House in Richmond was one such installation. The riser gaps were actually quite small so, while there was no risk of a person falling through, dropped tools could, presenting – at worst – a potential hazard to people and equipment below and – at best – an inconvenience as tools need to be retrieved or replaced. We were sub-contracted by Westgreen Construction to bring the spaces around the risers up to the current safety standards and help prevent future accidents.On some floors the gaps were almost full of services trunking and, as an added challenge, electrical cable trays coming forward presented an uneven surface to work on. We built frames between each tray, creating a raised base to fit the grating to. The mesh was then carefully cut to accommodate the various services in place.In other parts of the building the client needed the grating to be 50mm away from already-installed duct work to allow for lagging and requested a kick plate rather than the normal flush fit. This required a modified frame to give the site team something to fix the plate to.GRP is an incredibly flexible material to work with. It’s much lighter than steel equivalents making it relatively easy to manoeuvre into position. It’s also easier to cut and non-sparking so doesn’t require a hot works permit. This allows us to make adjustments onsite, achieving a high level of precision in a fraction of the time, keeping quality up and costs down.No matter what type or age of a building, our expert teams will find a GRP riser solution to ensure site safety. The interior architects JOI-Design, with proprietors Peter Joehnk and Corinna Kretschmar-Joehnk, were responsible for the concept design for the hotel rooms. Entering the bathrooms, the brilliant chrome finishes of the KEUCO accessories and the iLook_move cosmetic mirror immediately catch the eye. Stopgap 1200 Pro levelling compound and F46 pressure sensitive acrylic adhesive have led the way in refurbishing floors at Heythrop Park, near Chipping Norton in Oxfordshire, following its acquisition by Warner Leisure Hotels, as part of a four-year, £40 million renovation.Flooring contractors were commissioned to install a range of floorcoverings throughout the site’s public areas, including in the 300-year-old, Grade II-listed manor house, which is set in a 440-acre country estate, as well as the adjoining hotel complex.The project included work in the reception, two ground-floor theatres, bar, restaurant and lounge areas, as well as connecting staircases and corridors, in the modern part of the hotel.Stopgap 1200 Pro high-performance levelling compound was used to raise subfloor levels so that LVT floorcoverings and inlaid carpet would sit perfectly flush with previously installed ceramic tiles, with areas divided by custom-made CAT brass edging strips. Stopgap Micro Rapid fast-setting, fast-drying floor finishing compound was used to address minor subfloor imperfections.Stopgap 1200 Pro was also used to create a perfectly smooth surface for grey loose-lay Forbo Coral carpet tiles in the entranceway of the reception, where heavy-duty made-to-measure Newhay grid entrance well matting was installed.Behind the reception desk, Plusfloor concrete-effect luxury vinyl tiles were installed with Styccobond F46 pressure sensitive adhesive, which provides a high bond strength that increases as it is trafficked, as well as strong initial tack, meaning that tiles or planks won’t move around while working. The indefinite open time offered by the product negates the risk of late placement, another advantage when there’s complex designs and patterns.Contractors installed bespoke Brintons carpet in a small seating area on one side of the reception and in front of the entrances to the larger of the hotel’s two ground-floor theatres and Late Lounge Bar, as well as on the steps and accessibility ramp leading from the reception to the 120m2 area, using a dual bond system. This involved using Styccobond F3 to create a permanent bond between carpet and underlay, with the Styccobond F40 providing a peelable bond between the underlay and subfloor.In the theatre, where guests can enjoy live music, drama and comedy performances, Stopgap 1200 Pro was used to patch repair existing subfloors, including where stanchions had been removed, before installing custom-made dark black and blue Newhay carpet.Bespoke Newhay carpet was also installed in the Late Lounge Theatre, which was also furnished with an Amtico wood-effect LVT dancefloor adhered with Styccobond F46. Styccobond F46 was used to install Harlequin Standfast high-performance vinyl sheet on both of the theatres’ stages.Amtico Signature basketweave, wood-effect LVTs were installed in the Late Lounge Bar up to seating areas with bespoke Newhay carpet and ceramic tiles around the bar, as well as on the steps leading to the Late Lounge Theatre. A feature was created in the centre of the room with a large area of herringbone wood-effect LVTs and a border of Amtico Signature Cirrus Twilight grey planks.Similarly, in the first floor ‘Pub and Kitchen’, Karndean ‘Van Gogh’ salvaged wood-effect LVTs were installed up to the bar area, where a border was created using Karndean ‘riven slate’ grey ‘Knight Tiles’, and areas with tables and chairs, where Alternative Flooring ‘Anywhere Rope’ natural carpet was installed. The LVTs were installed up to ceramic tiles around the bar and seating areas with bespoke Newhay carpet.Plusfloor wood floorcoverings were installed on the main staircase leading from the reception to the first and second floors, extending onto the first floor landing and lounge area, using Styccobond B95.Where there were steps in the areas being renovated, including the main staircase, Stycco Flex rapid-curing, flexible tube adhesive was used to affix custom-made CAT brass stair nosings.

Originally built in 1889, in 2007 the Savoy Hotel closed for a four-year-long £220m restoration project which saw the Edwardian structure reinforced, rationalised and restored, bringing the facilities up-to-date whilst maintaining and celebrating the glamour and luxuriousness of the original Art Deco styling. The Savoy re-opened in 2010 and quickly re-established its status as one of the top hotels in the world.Unfortunately, the structural changes made did not foresee the subsequent changes to Health & Safety requirements and last year it was established that further works needed to be undertaken to protect maintenance staff.After providing an initial quote back in October 2019, work commenced onsite on the 29th July 2020 and the next 12 days were spent installing 80 QuartzGrip GRP 38mm Open Mesh Grating Riser Floors over ten storeys of the historic building. Retro-fitting Riser Decks is always more challenging when being involved during the construction of a property; access is restricted and you’re working around structures and fittings that would ideally be installed AFTER the riser floors are in place. However, the work was made a little easier by the COVID-19 enforced closure of the hotel. There were no guests to work around and staff levels were at a minimum. Whilst access was still difficult, at least disrupting residents’ stays with construction noises wasn’t an issue.There was a documentary about the 2007 renovations and more recently, a TV series following the daily activity at the Savoy which ended as the hotel locked down in March 2020. Viewers are still waiting to find out if there’ll be a second season, but here’s hoping that by 2021 life there will be back to normal. Innovative Solutions to Common ChallengesThe StayCity Hotels project was one in which Umbra's unique motorisation options were brought into play in a major capacity.The main challenge at the time was that motorised blinds were catching on objects within the room such as furniture and other objects obstructing the blinds mechanism. This was causing damage to the blind system themselves and meant a lot of downtime and maintenance cost. This was solved by a unique obstacle detection solution that Umbra offers, meaning that the blinds would stop when coming into contact with an outside object.The wide range of fabric options Umbra offers also helped greatly in this project. A fabric with high heat control properties meant that over the entire hotel, large savings could be made on heating and cooling costs. With sensors within the blinds also being able to communicate with the BMS, helping further with heat control and therefore energy efficiency.This is where Umbra's unique obstacle detection motors came into play, whereas before an obstacle would have been met with the force of a blind trying to close despite being unable to, now the smart sensors detected the obstacle and brought the mechanism to a swift halt, saving the obstruction from damage or wear.The full blackout KuroLok blinds also go a long way in quality of sleep for the residents of the hotel, blocking all light and creating a private environment greatly heightened the customer experience.The wide range of fabric options Umbra offers also helped greatly in this project. The result of the first project of this type is a house with an organic, soft design - the furnishings minimalistic, high-quality and modern. The house consists of triple-shelled walls that are filled with insulating mass. With the help of a giant 3D printer, the concrete mass was applied layer by layer. And within only a few months, a single-family house with 160 m² of living space was created.Nothing was to be missing from the house with its furnishings; the aim was to emphasise the high-quality and special style of the building. The concrete layers were to remain visible inside and out - reduced, clean and yet expressive in its style. This claim runs consistently through all rooms of the house. The bathrooms are equipped with KEUCO IXMO fittings in the shower and on the bathtub. The minimalistic fitting elements blend into the futuristic image, restrained yet strong in design. The shiny chrome finish, reflect a brilliant contrast to the dark tiles in the shower.Aligning with the principle of the house "without corners and edges", round cover plates were chosen for the fittings.  The accessories at the washbasin and WC also fulfil the credo of the design concept: EDITION 400 with its round form language is filigree and the accessories are high-quality eye-catchers. They enhance the bathroom with their understatement.What once started as a pilot project could influence building in the future and also offer installation and plumbing companies with completely new challenges.The materials and fittings of the bathrooms were chosen to match the special wall texture. "Without corners and edges", the EDITION 400 accessories from KEUCO perfectly fit to the motto, as does the KEUCO IXMO bath mixer with round cover plates.In addition to numerous accessories for the toilet and washbasin area, the EDITION 400 range also includes many hooks and towel rails. The accessories are very filigree in design and nicely round-off the bathroom design in a discrete and elegant way.  The IXMO fittings in the shower are not only outstanding in terms of design, but also from a technical point of view: the water quantity and temperature are regulated via the single-lever mixer. The shower holder integrates a diverter, where you can choose between a large overhead shower and a hand shower. Two in one: The KEUCO free-standing accessory for the toilet area is the flexible solution for a toilet paper holder and toilet brush set. Thanks to the large base plate, it is particularly stable.

Soundis was contracted to supply Acoustic Chip Board 28mm Overlay.As part of a major reinvestment programme into the northern seaside town of Blackpool, the owners of the promenade theme park, Blackpool Pleasure Beach, commissioned a luxury 120-room hotel featuring a 90-seat restaurant and state-of-the-art conferencing and event facilities catering for up to 200 delegates.The product chosen for this project was a 28mm Acoustic Chipboard Overlay Product commonly used over concrete subfloors for its cost-effective solution to impact noise with minimal impact on the floor to ceiling heights of the building.

Metalline Architectural Fabrications

Working in close co-operation with the building envelope and façade contractor Colorminium, Metalline have produced a range of bespoke 3D twisted fins that will when complete take centre stage on the exterior of the redeveloped Minories Hotel in the City of London. This stunning feature was the brainchild of ACME architects who in collaboration with The Murphy Façade studio have designed a series of full storey aluminium fins that clad the existing precast frame and create a bridge between that and the unitised glazing. Fabricated offsite at Metalline’s state of the art manufacturing facility in Cannock, these 42 metre height fins were produced in 3.5 metre lengths with a depth of over 800mm. Manufactured in 2 parts, each element was assembled using a combination of aluminium stud welding and bonding techniques developed by Metalline. The fins were then fitted to the glazed panels using an aluminium bracket support system to ensure structural integrity. Finished in dark and light bronze PPC to mimic an anodised effect, the fins will create shading for the hotel’s occupants as well as an iconic architectural vista for this stand out landmark project.
