Description

The R12 Insulated Loft Hatch with Ladder is a metal access hatch designed to provide safe and convenient access to loft spaces, roof voids and attic areas while maintaining the thermal performance of the building envelope. Suitable for residential, commercial and public sector buildings, it combines an insulated metal hatch with an integrated telescopic loft ladder for secure and practical overhead access.

Manufactured from high-quality steel, the hatch features a metal-faced insulated door with a 25 mm picture frame, providing a neat, exposed frame finish within plasterboard ceilings. The door is insulated with 50 mm EPS70/SDN expanded polystyrene (EPS), achieving a U-value of 0.567 W/m²K to help reduce heat loss and support compliance with Building Regulations Part L. A three-point locking system ensures secure closure, while the full-length piano hinge provides smooth operation and reliable support for the integrated ladder.

The telescopic loft ladder features nine treads and is suitable for ceiling heights between 2170 mm and 2610 mm, providing safe access for routine inspection, maintenance and storage. Finished in a durable RAL 9010 (30% gloss) polyester powder coating as standard, the hatch is available with alternative RAL colours on request.
