The R12 Insulated Loft Hatch is a steel access hatch designed to provide secure access through ceilings into lofts, roof spaces and concealed service voids while helping to minimise heat loss. Suitable for residential, commercial and public sector buildings, the hatch incorporates a 50 mm expanded polystyrene (EPS) insulated core, achieving a U-value of 0.76 W/m²K to support compliance with the thermal performance requirements of Building Regulations Part L.

Manufactured from high-quality steel, the hatch features a 25 mm picture frame for a neat architectural finish and an integral draft seal to improve air tightness and reduce uncontrolled air leakage. The door and frame are finished in a durable RAL 9010 (30% gloss) polyester powder coating as standard and supplied with a budget lock, with alternative locking options available to suit project requirements.

The R12 range is available in non-fire-rated and 1-hour fire-rated configurations, providing a practical solution for access to lofts, ceiling voids and roof spaces in both new-build and refurbishment projects.

Installation

Designed for installation into plasterboard and suspended ceiling systems to provide access to lofts, roof spaces and concealed service voids.

Prepare the structural opening in accordance with the manufacturer's installation instructions.
Install the frame square and level before applying final ceiling finishes where applicable.
Secure the frame using suitable mechanical fixings appropriate to the substrate.
For fire-rated models, install in accordance with the relevant fire test evidence and the manufacturer's installation guidance.
