OVERVIEW
The Southgate Hotel is a newly developed high-end hospitality destination located in the sought-after Southgate area of London. Positioned within close proximity to both the Emirates Stadium and Tottenham Hotspur Stadium, as well as prominent attractions such as Finsbury Park and Alexandra Palace, the hotel offers an ideal base for both business and leisure visitors.
To achieve a façade that balanced contemporary architecture with the timeless character of traditional masonry, the developers selected Cladmate to provide a complete external cladding support solution. The project combined two complementary systems: the CMS40 Mechanically Fixed Brick Slip System and the CMS10 Hook-On Cassette Cladding Support System, enabling the seamless integration of brick slip and aluminium cladding finishes across the façade.
The CMS40 system was utilised to create the brick slip elevations, delivering the appearance of traditional brickwork through a lightweight mechanically fixed façade solution. The system allowed for a variety of brick detailing features to be incorporated throughout the project, including stretcher bond layouts, soldier course detailing around openings, and carefully aligned vertical interfaces to maintain the architectural rhythm of the façade. Window openings and façade penetrations were formed using bespoke trims, closures, and accurately set rail configurations, ensuring clean interfaces and a consistent cavity throughout the building envelope.
Alongside the brick slip areas, the CMS10 Hook-On Cassette Cladding Support System was installed to support the aluminium cladding elements. Both CMS40 and CMS10 share the same fundamental support structure, incorporating helping-hand brackets with thermal isolators, aluminium carrier rails, and adjustable support components. The primary difference lies in the cladding interface components, which are specifically designed to suit either mechanically fixed brick slips or hook-on cassette panels. This enabled a coordinated façade build-up across the project while simplifying installation and maintaining consistent structural performance.
The flexibility of the systems allowed the design team to efficiently accommodate changes in façade depth, interfaces between materials, and complex detailing around windows and recessed areas. In addition to achieving the desired aesthetic, both systems provided key performance benefits including A1 fire-rated components, BBA-certified materials, low maintenance requirements, and suitability for buildings exceeding 18 metres in height.
The completed development successfully combines modern aluminium cladding with the authentic appearance of masonry, resulting in a sophisticated and durable façade solution. Through the use of Cladmate’s engineered support systems, the Southgate Hotel benefits from a high-performance external envelope that delivers long-term reliability, sustainability, and architectural impact.
