The entire building also featured ceilings acoustically isolated from the old structure where heavy duty isolators were required to be incorporated into the Rondo KEY-LOCK Concealed Suspension System. Similarly Rondo had to design a supplementary suspension system beneath these ceilings to accept a secondary system to support some services and particularly architectural feature ceiling beneath.

Due to large wall heights to the ballroom areas, Rondo MAXIJamb members were required and specific Rondo engineered design detail was provided for bathroom wall locations, where the Rondo framing was to support stone linings.

Lining the spectacular curved forms of two entrance tunnels are our Click-on Battens in Spotted Gum, using a modified version of our system to meet the requirements of the unique geometry.

Also the project is utilising Rondo KEY-LOCK concealed plasterboard framing for ceilings and over 2,000m2 of the external Rondo MAXIframe wall system.

For instance, the guest room ensuite walls were mainly comprised of glazed aluminium panels made overseas. Unfortunately, this meant there were minimal tolerances in the set-out. Yet, because the hotel floors were generally the same layout, Rondo created a template system for setting out most of the guest rooms while also ensuring that ceiling heights were set exactly.

Due to tight plenum space and extremely congested plenum areas, Rondo’s new Xpress Drywall Grid System was the ideal ceiling system to use. This maximised the ceiling heights in all guest rooms while offering compliant plenum vertical clearances. Contractors implemented Rondo’s intricate feature ceilings and bulkheads throughout the entire building, such areas included the lobby, restaurants and conference areas.

Construction started on Burj Khalifa in 2004 before the building was officially opened in January 2010, although ceiling systems are still being supplied to the office areas on level 160. Contractors Precision Interior Walls and Ceilings (PIWC) primary responsibility was the installation of the specialist linings on curved feature ceilings. PIWC Construction Manager, Ashley O’Connor mentions working closely with Rondo, and using CAD drawings to create a ceiling system before the panels were even made. “We designed and ensured the ceiling systems project’s specific design criteria were met”, said Ashley.

MP Group were charged with managing the installation and finishing of all internal and external walls and this is also where Rondo offered our support. With the external structural steel framing having been installed 150mm out of position, Rondo’s Technical Services Team came to the rescue and designed an external stud wall system using our MAXIframe External Wall Framing System to ‘fill the gap,’ including design of special header bracing details to support the wall.
