The City of Boston is known for many things – from Fenway Park to the Boston Marathon to the bar from Cheers, the city is full of iconic landmarks, events, cultural assets, education centers, and more. The City is also recognised for its vast history, especially downtown, where hundred-year-old buildings have been preserved or restored. There is also a mixture of new property development, including 33 Congress Street, in the heart of the financial district, which combines the best of historical design with new construction. 33 Congress incorporates more than 400,000 square feet of office and retail space, transforming the historic neighborhood and positioning the area as a dynamic downtown destination. The project was designed by Arrowstreet, an award-winning architecture and design firm, and was led by Jason King, AIA, LEED, AP, BD+C, Senior Associate for Arrowstreet. Blending Historical Features with a Modern Design According to King, the 33 Congress Street building consisted of three different structures that were built at separate times: in 1904, 1906, and in 1922 and then all combined into one space. While the space functioned as one building, there were three separate elevator cores, sets of restrooms, sets of stairs, and more. Those entities needed to be reconfigured into one. The most striking feature of 33 Congress is a new, modern glass and steel structure, containing 6 additional floors of office space that sits on top of the original three masonry buildings. Another important project goal was to upgrade the main lobby to a modern design that allowed public access, increased security for building employees, and respected several historical aspects. “We needed a way to get people into the new, main elevator lobby quickly due to the high volume of traffic that we were anticipating would take place after the redesign,” King said. “We also wanted to create an entrance that would create a better flow of entry from the sidewalk into the building.” The original building had an existing revolving door, but it was small and surrounded by stone. “It was dark and uninviting,” King said. “We were creating an open and airy Class A lobby space and wanted visitors to clearly see the ornate, coffered ceiling and experience the grand and historic nature of the lobby as they entered.” Revolving Door and Speed Gates Provide Aesthetics and Function King implemented a Boon Edam Crystal Tourniket manual revolving door to lead visitors in the double height lobby space. The Crystal Tournket is constructed virtually completely from glass with only a few stainless steel accents to ensure the solidity of the revolving door. It fits seamlessly with modern glass facades but can also be a beautiful eye catcher in more traditional or classic designs. For employee access, the building’s previous design did not incorporate turnstiles to the elevator banks. “The building did have card reader access, but only at certain doors and locations,” King said. King installed four lanes of Boon Edam Lifeline Speedlane Swing speed gates and two Winglock Swing model access gates to provide secure employee access to the building’s upper floors. The Lifeline Speedlane Swing speed gate manages and channels the flow of people entering and moving around buildings. It employs sensors that detect visitors approaching, with pulsing light strips to guide the user. A sleep function saves on energy use. It can be customised with dimensional and glass choices, including corporate identity colors or other options, so that it either blends-in or stands-out from its surroundings. The Boon Edam Winglock Swing is constructed from stainless steel and a single glass panel, and is unobtrusive in nature and design. The access gate easily manages bi-directional traffic, with LED lights that signal if the gate is in use or on standby. The access gate ties into a manned security desk located near the front doors. Employees gain access to the building through either the Lifeline turnstiles, or a Winglock Swing access gate, while building visitors can receive credentials at the security desk. King said, “We started the process looking at Boon Edam from a security and an aesthetic standpoint. We went through multiple product options but always had a Boon Edam product as the basis of the design. We have been happy with Boon Edam entrance solutions and we are planning to use them again for future projects.”

About the ProjectThe ANZAC Memorial was designed as a sculptural monument, a unique collaboration between Architect Charles Bruce Dellit and sculptor George Rayner Hoff; it is arguably one of the finest examples of the union of architecture and art in Australia.The building is a striking architectural form, symmetrical on both axes. It uses elements reminiscent of traditional Gothic architecture (buttresses, cathedral windows, high ceilings) in the Art Deco style. The Memorial is adorned externally with twenty sculptures representing the units of the Australian Imperial Force (AIF). These are the sentinels of the building, keeping watch while representing the fallen to whom the building is dedicated.Bruce Dellit’s vision for the Memorial included a still pool bounded by poplars to the north of the building (included for their significant symbolic association with the battles in France and Belgium), and a cascading fountain to the south.The Hall of Service, at the centre of the Centenary Extension, is a civic space that architecturally and artistically mirrors the Hall of Silence. The Hall was named in acknowledgment of the original Memorial halls and to recognise more than a century of service by Australian servicemen and servicewomen. At the threshold to the space are the words: “NSW Service with and for All Australians”.The ChallengeWhen restoring a National War Monument visited by hundreds of thousands of people, you need to provide the highest quality results and finishes expected of such a significant structure in our history. The challenge here, comes from creating a restoration solution on a building which was designed in the early 1930’s, which will be flexible enough to maintain the architects core design features but also created and executed within a tight time frame in time for ANZAC day. The solution needed to encompass modern technology with traditional design features to ensure the restoration lasts for the next 100 years as a memorial to our fallen heroes.Tremco SolutionTremco worked closely with Sure Seal and Built to provide a solution which was both timely and high quality. the installers long standing relationship with Tremco, a number of unique solutions, together with a 20 year warranty period proved a success.Over 15,000m2 of Tremco products were installed on this historic site. Tremco provided regular iAudit reports on the job site (iAudits is a quality control measure used to ensure the products are being applied consistently to maintain warranty conditions) During regular site visits, Tremco were able to provide a high level of customised Technical information and design advice to ensure the project ran smoothly and to Built’s expectations.

Built in 1908 to host the palace “Hotel Majestic”, this palace hotel was due for of an extensive renovation to offer modern facilities, standards and technology while still preserving its historic roots. The restoration took 4 years to complete and the end result is a five-star contemporary hotel which maintains and respects the spirit of the original institution. The project involved working with the finest artisans with an ancestral knowledge of this landmark building. The architectural renovation was led by AFFINE DESIGN, one of the major architecture and interior design offices in Paris

Minter Ellison's award-winning office specified SAS International ceilings as part of their overall workplace well-being strategy. Designed by BVN, the feature ceilings enhance the open floor design while minimising the use of materials. BVN challenged internal preconceptions of how major law firms present themselves to staff and clients alike. Deliberately shying away from a stiff, corporate feel, they specified SAS750 Tubeline in black. Their aim was to evoke a sleek and forward-thinking dynamism while maintaining a highly professional atmosphere. Elsewhere in the office areas SAS310 metal pan ceilings were specified with an unusually large perforation. This design feature creates a visually engaging ceiling which offers subtle system integration for sprinklers, down-lighters and other small services. Due to a tight project programme, micro-perforated SAS150 was specified knowing the tiles were readily available in the Sydney warehouse. The system satisfied acoustic absorption requirements too, achieving 0.95 NRC. Minter Ellison invested in not just a Grade A office redevelopment, but also their staff, improving motivation and retention. The reinvigorated space also communicates a clear sense of approach to visiting clients, underlining core brand values. Occupying the top 8 floors of the Governor Macquarie Tower, the project won the 'John Verge Award for Interior Architecture (NSW Architecture Awards) in 2016.

As the countdown for the Gold Coast 2018 Commonwealth Games begins, the Gold Coast Sports and Leisure Centre is emerging as the centrepiece of the newly revitalised Carrara Sports Precinct. The Centre rises from the bank of Clear Island Lake in Carrara, Queensland, resplendent in an eye-catching, sub-tropical palette of yellow and ultramarine blue. Its sprawling 16,500m2 footprint is home to over 5300 spectator seats and 15 multi-use sports courts, which will host a number of Commonwealth Games events including badminton, weightlifting, and wrestling. Designed by BVN Architecture and taking just under four years to complete, the $101 million Centre represents the best and the brightest that the Gold Coast has to offer in terms of sports training and completion facilities. Throughout the design process, BVN had to comply with standards set by the Commonwealth Games and International Sports Federations, as well as those of the local council. The resulting project embodies – and triumphs over – the challenges faced by high profile projects that need to meet high standards, and is evidence of how rewarding such projects can be when done right. It’s rare that a project so closely captures the spirit of the program for which it was designed: the Centre does this and more with flair, the bold, colourful design clearly communicating the vibrancy and high energy of the Australian sporting spirit.  To realise the soon-to-be iconic design of the Centre, BVN turned to Interpon Powder Coatings, the largest manufacturer of powder coatings worldwide. Drawing from their unbeatable experience as the trusted frontrunners in powder coatings technology, Interpon’s team of experts closely colour-matched the architects’ palette to bring their drawings to life. “We were able to work collaboratively with our liquid Metal Coatings team and Bluescope® Steel to match the corresponding powder coat colour to compliment the exterior durability required for the project,” said Gareth Connell, Interpon Specifications Manager.  Warranty-grade Interpon D2015 Ultriva™ products in Carrara Gold Matt and Copper Penny Matt met the long-term legacy requirements of the Council, and will hold their sunny colours for years to come. Catering for Capital Hill’s requirements of security, high traffic and minimal maintenance, RBA has supplied a number of Bobrick Accessories specific to this project, suitable for both the highest of political representatives and the average citizen.RBA’s Bobrick Contura™ Surface Mounted Soap Dispenser, or the B4112, is made of strong Stainless Steel and holds a capacity of 1.2L. The unit is Antibacterial Soap resistant, allowing for its users to maintain optimal hygiene without wear and tear. Needing nominal maintenance, the B4112 is ideal for high traffic locations. Exhibiting a Satin Finish, the unit is a subtle addition to the facilities whilst simultaneously complimenting the silver notes in the Washroom design.Also pictured below is RBA’s Bobrick Trimline™ Recessed 2-in-1 Combination Unit, containing both a Paper Towel Dispenser and Waste Receptacle B38034. Recessed in nature, the unit invades minimal space while holding a large capacity of 600 C-fold of 800 multifold paper towels and a waste capacity of 14.4L, sporting two Tumbler Locks for security. SAS International's bespoke waveform acoustic baffle ceiling solution was used as a feature in the new Skype Headquarters. An SAS International bespoke waveform acoustic baffle ceiling solution incorporating luminaires by Zumtobel, was specified by Walker and Martin Architects (WAM) for the new Skype Headquarters. Situated in Luxembourg, the new building forms part of the regeneration works to an existing brewery located in Clausen, the old quarter of Luxembourg City. The challenge set by the client was to provide an interior that would inspire innovation in the daily workplace of Skype employees whilst retaining an element of corporate sophistication. The solution helped create a dynamic and flexible office space. In the design, development and installation of the system, WAM worked closely with SAS International, to ensure the baffles integrated seamlessly with the luminaires to suit the ceiling and building shape. WAM designed the acoustic baffle ceiling solution with technical help from SAS International, then developed the layout to achieve the ‘wave’ and ‘fluid’ affect. Stuart Walker adds, “The ceiling design gives an uplifting ambience to the space, people ‘look up’ when they enter and immediately know they are in a space that challenges office convention with innovative thinking.” Another consideration that WAM took when selecting materials for the fit out process was the impact on the environment. SAS International metal ceilings have a lifespan in excess of 25 years with only very basic maintenance. These products withhold a residual value and can be recycled at end of life into new virgin steel or aluminium without any loss of properties; this ensures products do not end up in costly and unsustainable landfill sites.

SAS International provided an unusual feature perforation to a metal ceiling solution for Cork County Council’s redevelopment of their MOT office. The refurbishment of Cork County Council has created an outstanding open plan office for their upgraded MOT Office. Included in the redevelopment is the installation of 240 meters squared of acoustic SAS500, with a unique OB50 perforation, installed within the open plan office, meeting rooms and cellular offices. Conserving the original architectural features was significant when embarking on the reconstruction of the building. SAS500 was chosen to accommodate the spacing of existing structural beams, the system hung on secondary grids to adhere to specific architectural requirements. To adhere to the recent popularity in open soffit trends, SAS500 offers a solution in addition to providing acoustic absorption. A unique OB50 perforation was specified in the design of the baffles for this project. SAS International worked in collaboration with Cork County Council Architects and CField Construction to provide bespoke design solutions for this project.

Customising the building with KEY-LOCK Suspended Ceiling System, particularly Rondo 155 Furring Chanel which is 48mm wide, and required perforated plasterboard to be attached. Bulkheads, soffit areas and external walls were designed by the Rondo Engineering team.

Improved water conservation was achieved by installing the latest in efficient flush systems and reduced flow tapware in all the bathrooms and kitchens.
